Tucson Electric Power Company (TEP) has received the final plat submitted
for review July 12, 2005. TEP is unable to approve the plat at this time.

An electrical design to determine our easement requirements will be provided
on the Approved Tentative Plat with fifteen (15) working days upon receipt
of the plat. Additional plans necessary for preparation of the design are:
building plans including water, electrical, landscape, sidewalk and paving
plans. Also, submit the AutoCAD version of the plat on a CD or email to

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Revise the fifth paragraph of the Dedication to read

WE HEREBY GRANT TO THE PUBLIC AND ALL UTILITY COMPANIES ALL PUBLIC EASEMENTS AS SHOWN HEREON FOR THE PURPOSES OF ACCESS, INSTALLATION AND MAINTENANCE OF PUBLIC SEWERS AND UTILITIES AND OTHER USES AS DESIGNATED BY THIS PLAT.

A public Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

The tentative plat for this project has not yet been approved, therefore the final plat may not be approved. Once the tentative plat is approved and the above two items are completed, this project may be approved.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before July 11, 2006. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat.

2. Add the following items to the location map: the street name "Vactor Ranch Trail" and draw and label the City of Tucson/Pima County jurisdictional limits. DS 2-03.6.1.D.2

3. Please, remove general notes number seven. The parcel tax code number although is for the existing parcel is not required to be listed on the final plat. The new lots will be assigned new parcel tax code numbers. Please remove the note.

Also general note eight is not required on the plat. Keep in mind that this document is to be recorded and information such as parcel code numbers and zoning classifications tend to change over the years. The reference to the rezoning case number is sufficient for information purposes related to the authorized zoning.

4. Please review the dedication text block and revise all notations indicating all dedications to Pima County. This parcel is within the City of Tucson jurisdictional limits. Revise the dedication text block appropriately. Separate the individual dedication paragraphs in order to distinguish what is to be dedicated. DS 2-03.6.3.B

5. On sheet two, indicate the name and width of the interior street within the subdivision boundary being created by this plat. Label the radius dimension for the cul-de-sac. DS 2-03.6.3.4.A

6. Add a note related to the Amendment of the Vactor Ranch CC&R's which allows access to all lots over the existing common areas as platted in the previous Vactor Ranch plat. DS 2-03.6.4.C

7. Add the square footage of the common area adjacent to lot 110. DS 2-03.6.4.D

8. Please submit a copy of the revised CC&R's that include the new lot numbers and common areas. The CC&R's should include an annexation clause allowing the inclusion proposed subdivision. DS 2-03.6.6
