Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Silverbell Crossings, Lots 1-143 and Common Areas A-D Tentative Plat – 5th Submittal S04-188 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. As requested on January 11, 2006 and on May 4, 2006, written authorization by the City of Tucson to grant public sewer easements is required. While Eric Wieduwilt (Pima County WMD) may have approved the design of the sewer, he is not employed by City of Tucson and thus this requirement has not been accomplished. THIS REQUIREMENT SHALL BE MET AT THE TENTATIVE PLAT STAGE FOR THIS TENTATIVE PLAT TO BE APPROVED. As previously requested on May 4, 2006, provide a copy of the signed agreement with WAPA. THIS REQUIREMENT SHALL BE MET AT THE TENTATIVE PLAT STAGE FOR THIS TENTATIVE PLAT TO BE APPROVED. SHEET 3. This sheet shows a large private sewer easement by final plat. What is this easement needed for? Please provide a detailed answer. SHEET 3. This sheet shows a label for an existing private sewer, however no sewer line is shown. Revise this information so that it is accurately shown and properly labeled. SHEETS 5 & 9. Sheet 5 indicates that there are existing on-site sewers, while sheet 9 indicates these sewers are proposed by a specific Pima County plan number. This information should be synchronized so that it is accurate. Existing sewers means that the sewer is in the ground and accepted for use, which is apparently not the case. Revise accordingly. SHEETS 4 & 8. Apply the previous comment to these two sheets as well. SHEET 8. The sewer easement shall include the section of sewer line that is not protected by the easement. Please revise as necessary and apply this revision to other sheets as required. SHEET 9. As previously requested on May 4, 2006, please label the existing public sewer easement protecting G-65-19 and show its corresponding recording information. THIS REQUIREMENT SHALL BE MET AT THE TENTATIVE PLAT STAGE FOR THIS TENTATIVE PLAT TO BE APPROVED. SHEET 8. A 35-foot inside return radius is required at all turns in a public sewer easement as explained in the PC/COT Standard Details. Revise the easement accordingly. SHEET 9. If manholes 10 and 11, and sewer reaches 10 and 11 are all proposed, please delete the Pima County plan number associated with them. If you wish to leave the Pima County plan number for these manholes and reaches, confirm that this information is accurate and also show the Pima County plan number associated with the rest of the project for consistency reasons. Apply this comment to the rest of the project as necessary. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 6th submittal. A check for the review fee of this submittal in the amount of $195.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
