Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: La Paloma Charter School, Blocks 1 & 2 Final Plat – 1st Submittal S04-183 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEET 1. Add the following General Note MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWER TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER. As the tentative plat did not provide the number of wastewater fixture unit equivalents which would determine if a sewer service agreement is necessary, this final plat may not be approved. Therefore, we will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The following review comments must be addressed. 1. Show retention/detention areas in a surveyable and readily retraceable manner. (DS 2-03.6.4.I) 2. Provide a complete assurances package. The plat cannot be scheduled for Mayor and Council approval until the assurances have been approved by the DSD Engineering Administrator. (DS 2-03.7.1.G) 3. As in the Tentative Plat, clarify how the retention requirements will be provided when block 2 of the plat is developed. Submit a revised Final Plat and assurances package.
