Final Plat:

1. Please provide North arrow and scale per D.S. 2-02.2.1.
2. Please include a response letter to the comments along with the corrected copies of the FP.
3. Submit the Subdivision Improvement Assurances for review.
4. The title block of the plat must match the Subdivision Assurances verbatim.
5. Show the symbol on the legend for the standard monument detail 103 on the centerline of the proposed streets per D.S. 2-03.6.5.6.
6. Please re-label all common areas that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the Final Plat. A key note explaining the labels could be used in conjunction with the labels, ie.:
Common Area "A" - Streets
Common Area "B" - Drainage/Recreation Facilities
Common Area "C" - Recreation Facilities
Common Area "D" - Drainage Facilities
Common Area "E" - Landscaping
7. Show sight visibility triangles per D.S. 2-02.2.1.10.
8. Correct the mile of new public street on general note 3 per D.S. 2-03.6.2.C.

10. Show a 1' no access esmt. along the west property line of lots 13 and 14 and the Common Area "C" between the two lots.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


A public Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

SHEET 1. Add the following two General Notes

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

NO PERMANENT STRUCTURES (I.E., MASONRY WALLS, FENCES, ETC.) MAY BE CONSTRUCTED ON OR THROUGH THE PUBLIC SEWER EASEMENTS SHOWN HEREON WITHOUT SEPARATE WRITTEN CONSENT OF THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

The signed copy of the tentative plat for this project requires certain information that was shown on its last submittal prior to approval. Please revise the following:

Sheet 2. Show the southern border of the existing public sewer easement.
Sheet 4. Show the invert elevations for all newly proposed manholes.
Sheet 4. Show the southern border of the existing public sewer easement.
Sheet 4. Two newly proposed manhole 2s are shown. Revise the layout to show one newly proposed manhole 2 and one newly proposed manhole 1.

Upon completing these revisions, please resubmit a signed copy of the tentative plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
