For microfilming and archiving purposes, revise all lettering to be the equivalent of twelve (0.12") point or greater in size. The lettering in the sheet index on sheet 1 of 5does not meet this minimum standard. DS 2-03.6.1.C 3. Once recorded, fill in the docket and page information for the CC&R's under the Dedication block. DS 2-03.6 LUC 4.1.7.3 4. For ease of reference the general notes must be numbered. 5. Add annexation reference case numbers C15-94-04 and C15-97-03 to the lower right hand corner near the title block of all sheets of the plat. Add the following general notes to the plat: "This subdivision is subject to Ordinance No. 8560 which established zoning in the Rillito South Annexation District" and "This subdivision is subject to Ordinance No. 9413 which established zoning in the Rio Vista Annexation District". This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The following review comments must be addressed. 1. Provide the recordation data for the easements that are to be abandoned. 2. Provide the description and location of two found monuments on the basis of bearing. 3. The hold harmless statement is located in two locations. If it is included in the dedication it doesn't need to be repeated elsewhere. 4. Paragraphs 12 (starting "The professional engineer of record), 14, 15, 18 and 19 are not required on the final plat and should be removed. These issues are covered on the tentative plat. 5. The existing floodplain should be removed and the proposed floodplain should be shown on the plat. Add a note similar to this to address the outstanding floodplain issues: "Building permits can not be issued for the buildings on Lots 1, 2, and 6 until a Letter of Map Revision is approved or other approval is provided by the Federal Emergency Management Agency for the relocation of the floodplain consistent with the CLOMR issued by FEMA on November 13, 2004. The property owners, on behalf of their successors and assigns, shall indemnify the City and hold the City harmless for any damages that may result from alteration to the floodplain prior to the issuance of the Letter of Map Revision." Revise the particulars to fit this case. 6. Remove the existing lot line between parcels 1 and 2. The existing line is superceded by this plat. 7.
