05/04/2005 JOE LINVILLE LANDSCAPE REVIEW Denied The Landscape Section does not recommend approval at this time. Revise all plans as necessary. Resubmittal of all plans is required.

1) The landscape plan will contain the following identification in the lower right corner of each sheet:
A. Legal description and correct address of site, if applicable.
B. Cross-reference to: Subdivision case; Any other relevant case number for reviews or modifications that affect the site.
C. The name, address, and phone number of the individual who prepared the landscape plan.

2) The following items are required elements of the landscape plan: Maintenance Schedule, Grading Information, Irrigation Plan, Construction Details. DS 2-07.0

3) Revise the plans to provide a street landscape border per LUC 3.7.2.4.A.1. The landscape border shall be recorded as common area and maintained by the homeowners
association (HOA). The subdivision CC&Rs and shall reference the maintenance standards in Sec. 3.7.6

4) Landscape borders, common areas, and adjacent right-of-way areas are required to comply with the dust control provisions of LUC 3.7.2.7. Revise plans as necessary. Reference the native seed list in DS 9-06 Exhibit 1 for the basin area. Note that decomposed granite will be installed in the right of way areas. Consult with TDOT for specs on decomposed granite and requirements for a pedestrian path.

5) Correct the sheet numbering on the NPP plan.

6) Identify the preparer of the NPP plan. Preparation of all elements of the Native Plant Preservation Plan and on-site
monitoring as required under Sec. 3.8.6.7.D shall be performed by a plant professional, such as:
A. An arborist certified by the International Society of Arboriculture.
B. A landscape architect.
C. A horticulturist, biologist, or botanist with a minimum B.A. or B.S. in an appropriate arid environment
natural resource field.

7) The native plant inventory and preservation plan is to include the elements specified in DS 2-15.3.1.A.3 & DS 2-15.3.4.A.

8) Walls, fences, or other screening must be placed behind the landscape border. LUC 3.7.2.4.A.2.B
Revise all plans as necessary.

9) Basin sections indicate that the basins may be used for recreational purposes. This is highly desirable, however access slopes of 8:1 or flatter must be coordinated with these zones and there shall be a maximum of 100 feet to the base of an access slope or to a 4: basin side slope.

RESUBMITTAL REQUIRED: Tentative plat.

The Tentative Plat (TP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Tentative Plat:

1. Submit a detailed response letter to the comments along with the corrected copies of the TP.
2. Show the benchmark locations or tie to the nearest section and all information listed per 2-03.2.3.A.
3. Spot elevations shall be provided in all breaks in grade and along all drainage channels and at selected points per 2-03.2.3.1. Additional spot elevations are required for the Ret/Det basin.
4. Include on the TP the following requirements per 2-03.2.4.L.1 and 4.
5. Show where x-sections (2/2 and 3/2) on the plan view of basin where they were taken. It seems that the adjacent pad may be significantly higher than what is shown on the ret./det. basin x-sections. The x-section that was modified shows the condition hypothetically, spot elevations and slope percentages are required in order to convey proposed the conditions as they occur in the field.
6. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
7. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. Per pervious comment.
8. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. The response letter reads that a note was added to the TP for this purpose. I looked for the note on the TP, but I cannot find it. Perhaps I overlooked the note.

Drainage Report:
1. Submit a detailed response letter to the comments along with the corrected copies of the DR.
2. The DR has been accepted for TP purposes only.
3. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. Per previous comment.

05/06/2005 DAN CASTRO ZONING REVIEW Approv-Cond The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

Future curb is not labeled on the plat as requested in previous review comments dated December 23, 2004. The face of future curb is located 12 feet in front of the right-of-way line along Escalante Road. Label and dimension future curb on plat.
