The Tentative Plat (TP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Tentative Plat: 1. Submit a detailed response letter to the comments along with the corrected copies of the TP. 2. Vertical Curves are required for local streets where algebraic difference is more than 1%, and the desirable vertical curve length is 100 feet per DS Sec.3-01.4.5.B. 3. Geometric design of streets shall conform to AASHTO per DS Sec.3-01.6.2.A: 4. The City of Tucson does not allow the use of individual storage systems within single family developments per Stormwater Ret./Det. manual 1.4. However, since I did allow the concept up to this review, the C.C. and R's must reflect that the basins on each lot be included for basin maintenance as well as the basin in the common area. The basins will also be subject to all the inspections listed in basin maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2. 5. Per the geotechnical report submitted, the recommendation given in the report, is that the on lot retention basins shall be located a min. of ten (10') feet away from the house pad. 6. Dimension from street monument lines to existing curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. Per pervious comment. 7. A min. 2% cross slope for the sidewalk area is required with the hinge point being 2' behind the property line to the garage with a max. D/W slope of 15%. As the subdivision is graded now, the western portion of the subdivision will have an excess of 30% D/W slopes. 8. It appears that the western portion of the subdivision will need to be lowered considerably more. Drainage Report: 1. Submit a detailed response letter to the comments along with the corrected copies of the DR. 2. The DR may have to be revised if the on lot retention basins are eliminated. See note no. 4 above. 3. Per the geotechnical report submitted, the recommendation given in the report, is that the on lot retention basins shall be located a min. of ten (10') feet away from the house pads. Provide written responses as to how all comments were addressed with the next resubmittal. 1) Refer to DS 2-07.2.2 and DS 2-06.5.4 for the specific content required in the following elements of the landscape plan: Maintenance Schedule, Grading Information, Construction Details. Revise landscape plan to include required content and specifications. Grading information on the landscape plan shall include contour lines, spot elevations, percent slope across the site and direction of slope of paved areas, existing grades on adjacent rights-of-way and adjacent sites, and the methods by which water harvesting/ storm runoff is used to benefit planting areas on the site. DS 2-07.0 2) Some of the text on added sheet RW-1 is too small to be legible and will be difficult to read when microfilmed. Minimum required text size is 12 point (0.12') for archiving purposes. Revise so that all text meets this minimum standard. 3) Landscape borders, common areas, and adjacent right-of-way areas are required to comply with the dust control provisions of LUC 3.7.2.7. Revise plans as necessary. Note that decomposed granite will be installed in the right of way areas. Consult with TDOT for specs on decomposed granite and requirements for a pedestrian path. 4) Identify the preparer of the Native Plant Preservation Plan. Preparation of all elements of the NPP plan and on-site monitoring as required under Sec. 3.8.6.7.D shall be performed by a plant professional, such as: A. An arborist certified by the International Society of Arboriculture. B. A landscape architect. C. A horticulturist, biologist, or botanist with a minimum B.A. or B.S. in an appropriate arid environment natural resource field. 5) The native plant inventory and preservation plan is to include the elements specified in DS 2-15.3.1.A.3 & DS 2-15.3.4.A. Because the aerial photo was taken in 2000 (more than 3 years ago) add a note on the NPP plan stating that the site is substantially unchanged since the date of the photograph. 6) Screens are to be located so that the landscaping is visible from the street per DS 2-06.3.7.B.2. Walls, fences, or other screening must be placed behind the landscape border rather than on the MS&R right-of-way line. Revise all plans as necessary and indicate the height and materials to be used for proposed screen walls on the landscape plan. LUC 3.7.2.4.A.2.b 7) A separate plant inventory is required for work to be done in adjacent right-of-way. Revise percent coverage of shrubs to be correct in the street landscape border calculation. 10) The future curb on the sheet 2 of 2 of the tentative plat is not shown in the correct location. Revise by labeling the future curb correctly. 11) The property lines are not shown correctly on sheet RW-1. The property pins along the south side of lots 6 through 9 should be located along the north side of common area "B". Revise to show common area B on this sheet. 12) Add a scale and north arrow to landscape plan sheet L2. Provide a copy of sheet L1 with the next submittal. 13) On sheet L2 revise the labels for common area "A" and Recreational Area to be not be located in the right-of-way, or to point with an arrow/leader to the correct location. |
