The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



Sheets 1, 3, 6, 7 & 8: Sheets 3, 6, 7 & 8 of this plat shows a large public drainageway being created through this subdivision, but the 5th paragraph of the Dedication on Sheet 1 indicates that the title to all drainageways will be vested in an association of individual lot owners.

If the intent of this plat to create a public drainageway, take both of the following actions:

Revise the 2nd paragraph of the Dedication to read:

WE, THE UNDERSIGNED, DO HEREBY DEDICATE AND CONVEY TO THE PUBLIC ALL RIGHTS OF WAY SHOWN HEREON, INCLUDING ALL PUBLIC STREETS AND PUBLIC DRAINAGEWAYS, AND GRANT ALL PUBLIC EASEMENTS SHOWN HEREON TO THE PUBLIC AND ALL UTILITY COMPANIES FOR THE PURPOSES OF ACCESS, INSTALLATION AND MAINTENANCE OF PUBLIC SEWERS, UTILITIES, AND OTHER USES AS DESIGNATED BY THIS PLAT.

Revise the 1st sentence of 5th paragraph of the Dedication to read:

TITLE TO THE LAND OF ALL COMMON AREAS AND PRIVATE DRAINAGEWAYS AS SHOWN HEREON WILL BE VESTED IN AN ASSOCIATION OF INDIVIDUAL LOT OWNERS . . .

If this large drainageway is to be private drainageway or common area, it needs to be identified as such on Sheets 3, 6, 7 & 8.

Sheet 2: Label the common areas, and show all of the easements using dashed, rather than solid lines on this sheet.

Sheet 7: If the drainageway is to be public drainageway, the 20' public sewer, water and pedestrian easement granted to by this plat (identified by Keynote 7) may be omitted.

We have sent to your office under separate cover three originals of a Sewer Service Agreement for the proposed number of residential lots. Once the three originals of the Agreement have been signed by the Owner of Record, and notarized, they must be returned to this office to satisfy the necessary requirements needed to approve the final plat.

We will require a revised set of bluelines, and a response letter, addressing these comments. This office will expedite the review of the next submittal, but only if the cover letter accompanying the next submittal clear indicates THE REVIEW OF THIS FINAL PLAT IS TO BE EXPEDITED PER TIM ROWE'S SEPTEMBER 29TH REVIEW LETTER. Additional comments may be made during the review of these documents.

County Ordinance 2003-29 went into effect on April 11, 2003. This ordinance requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the third ( 3rd ) submittal. A check for the review fee of this submittal in the amount of $39.00 (made out to PIMA COUNTY TREASURER ) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
