We offer the following comments: 1. All lettering and dimensions will be equivalent of twelve (0.12) point or greater in size (D.S. 2-03.6.1.C). 2. Revise the Certification of Survey to Match D.S. 2-03.6.3.A. 3. The DEDECATION Block is missing the Trust Number. 4. The BENEFICIARY Block is missing the Trust Number (D.S. 2-03.6.3.C). 5. Revise the ASSURANCES Block signature lines to include the "City of Tucson Development Services Department Director" and the "City of Tucson Development Services Department Engineering Administrator" (D.S. 2-03.6.3.E). 6. It is not clear what the 30' El Paso Natural Gas easement dimension describes on sheet 6/8. The length and the width of the easement appear to be greater than 30'. 7. The existing El Paso Natural Gas easement and the proposed Public Drainageway widths should be provided as required by D.S. 2-03.6.4.A. 8. Show the required setbacks from the proposed detention/retention basins as required by D.S. 2-03.6.4.E. 9. The description of Common Area "B" should include the proposed detention/retention basins. Revise the Title Block accordingly. 10. Show the limits of the 100-year floodprone area in a surveyable manner as required by D.S. 2-03.6.4.F. Contained runoffs can be indicated by a note. 11. Show detention/retention areas in a surveyable manner as required by D.S. 2-03.6.4.I. Showing the Common Area within which the basins are located is not sufficient. 12. Provide an index to the CC & R's. 13. It is not clear if the if Section 3.9 of the CC & R's includes the offsite drainage easement dedicated to this development to allow the channelization and the maintenance of the Old Rodeo Wash west of Wilmot Road. 14. The CC & R's should specifically address the maintenance of the Common areas and drainage facilities by the Home Owner's Association. The CC & R's should include a paragraph, which addresses the maintenance of the drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the detention/retention basin maintenance list, keeping records, and repair decisions, etc). This Office also recommends including the Drainage Facilities maintenance checklist in the CC & R's, as an exhibit, to allow the Home Owners Association access to it and facilitate their maintenance responsibilities. 15. Submit a copy of the Assurances with the next submittal as required by D.S. 1-04.0. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Desert Stone, Lots 1-260 and Common Areas A & B Final Plat – 1st Submittal S04-152 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEET 1. Add the following paragraph to the Dedication as a public sewer easement is shown on this project WE HEREBY GRANT TO PIMA COUNTY AND ALL UTILITY COMPANIES ALL PUBLIC EASEMENTS AS SHOWN HEREON FOR THE PURPOSES OF ACCESS, INSTALLATION AND MAINTENANCE OF PUBLIC SEWERS AND UTILITIES AND OTHER USES AS DESIGNATED BY THIS PLAT. A public Sewer Service Agreement for the proposed number of residential lots will be prepared as soon as the trust company’s name and the trust number is provided. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
