The Zoning Review Section at the Development Services Department approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

1. Revise all year dates in the Approval Block and Recording Data Block, etc to read correctly as 2005.

Should the CDRC recommend approval of the final plat, please have the applicant submit the executed final plat for signature, and a memo stating that the members of the CDRC have approved the final plat. When these items are received, along with forty-four half-sized prints of the final plat, the final plat will be scheduled for consideration at the next available Mayor and Council meeting.

RESUBMITTAL REQUIRED: Final Plat (Minor Subdivision), Drainage Report

The Plat (TP) and Drainage Report (DR) have been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed.

Plat Comments:
1. As previously commented, provide a concept grading plan showing driveway locations, configuration of the retention basins including maintenance access. Show how the driveway width and separation requirements will be met. Driveways must be a minimum of 10 feet wide and a minimum of 12 feet apart.
2. As previously commented, revise the drainage report to include the basin maintenance checklist and maintenance and inspection requirements.
3. I previously commented that maintenance requirements must be included in the CC&Rs and in the Drainage report and on the Plat. The CC&Rs and Plat were revised to indicate that the homeowner's association will be responsible for maintenance. Explain how the maintenance responsibillities will be allocated if a homeowner's association is not formed.
4. Add the required note establishing that the subdivision is in a service area with an assured water supply.
5. Explain how the assurances will be handled. A complete assurances package must be submitted and approved before the plat can be submitted to mayor and council for approval.
6. Revise the easement descriptions to indicate that they are created by this Plat or include recordation information for each easement.
7. Provide at least two found and fully described monuments to define the basis of bearing as describe in Development Standard 2-03.6.5.C.1.

Drainage Report Comments:
8. As previously commented, revise the drainage report to include the basin maintenance checklist and maintenance and inspection requirements.

Submit a revised plat, and a revised drainage report. Include a detailed response letter, detailing how each comment has been addressed.

* The easements should be depicted as granted by the plat not as
proposed easements.

Show all requested easements on the resubmittal of the final plat. Submit
two bluelines to the City of Tucson for TEP's final approval.
