11/17/2004 | FRODRIG2 | PIMA COUNTY | WASTEWATER | Approv-Cond | November 16, 2004 TO: Antony C. Tsang A. C. Tsang Engineering Group, Inc. THRU: Craig Gross City of Tucson, Development Services Department FROM: Dickie Fernández, E.I.T. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Savage Addition Amended, Lots 1-13 and Common Areas A & B Tentative Plat – 2nd Submittal S04-119 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. SHEET 1. The HCS connection for lot 9 is not acceptable. As Igo Way is a public street, the connection for lot 9 will have to be made by extending the public sewer I-70-54 further north to accommodate for a direct tap from lot 9. Please remember that HCS may not connect to manholes. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. If you have any questions regarding the above mentioned comments, please contact me. Sincerely, Dickie Fernández, E.I.T. Telephone: (520) 740-6947 Copy: Project |

11/30/2004 | PAUL MACHADO | ENGINEERING | REVIEW | Denied | To: Craig Gross DATE: November 29, 2004 Planning Administrator SUBJECT: 9100 E. Rosewood St., Savage Addition Amended Subdivision Plat S04-119 (Second Review) T14S, R15E, Section 10 RESUBMITTAL REQUIRED: Tentative Plat and Drainage Report. The Tentative Plat (TP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Tentative Plat: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. It is assumed that the developer has or will acquire the COT owned parcels at the SE corner of the property. Call out on the plans that the easements/alley will be abandoned by final plat. 3. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Compliance with differential grading criteria or obtaining DSD/neighbor concurrence for the justification/mitigation shall be done at the tentative plat stage. Lots 7 and 8 are 3' and 4'respectively above the existing grades. Per previous comment. 4. Please provide safety barriers around the basin and the pipe inlet. The wire mesh will not keep kids from falling into the inlet and the amount stormwater could cause a dangerous situation as well as creating a clogging of the 42" pipes. The inlet is also next to an elementary school, so perhaps steel bars covering the 4' inlet would be best. This comment was made on the pervious submittal of the DR. Drainage Report: 1. This DR has been conditionally accepted for TP purposes only. 2. This comment was made on the pervious submittal of the DR but enhanced in this submittal. 3. Show the project address on the cover of the Drainage report. If you have any questions, I can be reached at 791-5550 x1193 or Paul.Machado@ci.tucsonaz.govs Paul P.
