The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


SHEET 1. The HCS connection for lot 9 is not acceptable. As Igo Way is a public street, the connection for lot 9 will have to be made by extending the public sewer I-70-54 further north to accommodate for a direct tap from lot 9. Please remember that HCS may not connect to manholes.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

RESUBMITTAL REQUIRED: Tentative Plat and Drainage Report.

The Tentative Plat (TP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Tentative Plat:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. It is assumed that the developer has or will acquire the COT owned parcels at the SE corner of the property. Call out on the plans that the easements/alley will be abandoned by final plat.
3. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Compliance with differential grading criteria or obtaining DSD/neighbor concurrence for the justification/mitigation shall be done at the tentative plat stage. Lots 7 and 8 are 3' and 4'respectively above the existing grades. Per previous comment.
4. Please provide safety barriers around the basin and the pipe inlet. The wire mesh will not keep kids from falling into the inlet and the amount stormwater could cause a dangerous situation as well as creating a clogging of the 42" pipes. The inlet is also next to an elementary school, so perhaps steel bars covering the 4' inlet would be best. This comment was made on the pervious submittal of the DR.

1. This DR has been conditionally accepted for TP purposes only.

12/07/2004 FRODRIG2 COT NON-DSD REAL ESTATE Denied 1) Real Estate has an open RES 2005-021 for the vacation and conveyance of the rights of way and can not approve of the plat until the transaction is ready to go before Mayor and Council for approval.

A general note on the final plat must read: " The Rights of Way shown herein as Vacated were vacated by Mayor and Council adoption of Ordinance
#_____on __day of ___2004, and recorded in Docket ___, Page___."

Please notify Real Estate one month in advance before the plat is to be scheduled for Mayor and Council approval. When the RES process is complete Real Estate will have the vacation of the Rights of Way agendized for Mayor and Council's adoption simultaneous with the agenda of the final plat.

2) Purchase of the well site from the City of Tucson located on the Southeast corner of said plat must be complete before final approval of Plat. Please contact Real Estate to begin the acquisition process.

Tucson Electric Power Company (TEP) has no objection to the tentative plat
submitted for review dated August 31, 2004.

The preliminary point where TEP will serve this project is from the existing
facilities on Rosewood Street proceeding through the interior of the
subdivision.

TEP will provide a preliminary electrical design on the Approved Tentative
Plat within thirty (30) working days upon receipt of the plat. Additional
plans necessary for preparation of the design are: building plans including
water, electrical, landscape, sidewalk and paving plans. Should you have
