The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


SHEET 1. Add the following paragraph to the Dedication

WE HEREBY GRANT TO THE PUBLIC AND ALL UTILITY COMPANIES ALL PUBLIC EASEMENTS AS SHOWN HEREON FOR THE PURPOSES OF ACCESS, INSTALLATION AND MAINTENANCE OF PUBLIC SEWERS AND UTILITIES AND OTHER USES AS DESIGNATED BY THIS PLAT.

SHEET 1. Add the following two general notes

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

NO PERMANENT STRUCTURES (I.E., MASONRY WALLS, FENCES, ETC.) MAY BE CONSTRUCTED ON OR THROUGH THE PUBLIC SEWER EASEMENTS SHOWN HEREON WITHOUT SEPARATE WRITTEN CONSENT OF THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

A public Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

04/20/2005 MATT FLICK ENGINEERING REVIEW Denied DSD Engineering Comments for S04-114 (1st Final Plat submittal)

1. Delete General Note #7. The assurances cover the roadway and drainage improvements which will remove the 100-year floodplain areas from these lots. If the note remains, all future development on these lots will require a floodplain permit.

2. Delete Common Area "D" from the area where Title Security signs in the Dedication.

3. In the Legend, there is no symbol for set monument.

4. Sheet 2 - Please place "Book ____ Page ______" on the border similar to the first sheet.

5. Sheet 2 - Show set point symbology where C3 terminates on Common Area "B" adjacent to Lot 1.

6. Sheet 2 - There are lightly drawn lines between Lots 14 & 15. Please enter a description for these lines.

7. It is unclear whether the arrow near the intersection of Lots 19 & 20 and CA "A" & "C" is pointing to the boundary between the lots or the boundary between the common areas. A detail and a bearing along the line separating the common areas would be helpful.

review 03/23/05, we are unable to approve the plat at this time. Add the
following to the dedication.

* The granting of easements, as shown, to all public utility companies
for access, installation and maintenance.

Derek, there is an offsite easement required for the junction cabinet to be
installed within Jefferson Commons. Send me a legal description for this
offsite easement.
