Landscape Plan

The DSD Engineering Division has reviewed the tentative plat submittal and does not recommend approval of the plat. The drainage report is acceptable for tentative plat purposes. The following comments are noted:

1. Differential Grading: Lots 1-11 still appear to have fill greater than 2' above existing grade. Please reexamine the grading and revise to ensure conformance with differential grading criteria.

2. Differential Grading: Detail P on Sheet 6 indicates retaining walls up to 4.6 ' high. Anything over 2' would likely be in violation of differential grading criteria.

3. C.A. "A" & "B": It's unclear where the common area delineations are for the property near Limberlost. Please clarify plat and cross-sections on Sheet 4 to indicate location of common areas.

4. There appears to be no maintenance access for the retention basin in the southwest corner and the channel. Indicate maintenance access for the drainage facilities. Access to the channel will not be allowed from Limberlost; a 1' no vehicle access easement will be required to be shown on the final plat.

5. Channel or Retention Basin: Please clarify channel/retention basin designations on cross-sections.

6. Scuppers: The scupper analyses assume a depressed curb section. If this cannot be attained, additional scupper lengths may be required.

7. Scuppers: The scupper installation leading to the retention basin will likely require a railing along the sidewalk which may cut off pedestrian or vehicle access to the retention basin from that location. Also, the use of the scupper will negate vehicle access unless the scupper is designed for vehicle loading.

8. Landscape Plan: D.G. is indicated for the retention basin and channel bottoms. The fines in crushed rock and decomposed granite must be removed prior to installation in a retention basin. Otherwise, even with the installation of a bleed pipe, uneven spots in the basin will not drain properly due to the fines clogging the soil surfaces. Within the channel, it is likely that the d.g. will be washed away by the flow in the channel.

1. The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

2. Revise general note 18 on sheet 3 to state that building setback is based on the greatest of 10 feet or ¾ the height of the structure from the property line.
