The activity number is S04-113. SUMMARY: The Final Plat and Assurance packet was received by Engineering on March 10th, 2005. Engineering has reviewed the received items and recommends approval of the Final Plat. APPROVED: FINAL PLAT SUBMITTAL REQUIRED: ASSURANCES, BOUNDARY CLOSURE CALCS, CC&Rs, LOCATION MAP ON AN 8 ½ X 11 SHEET The next submittal must address the following items: ASSURANCE COMMENTS 1. The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A, the original agreement to construct with exhibit B, a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet. DS 2-03.7.1.G 2. Include the subdivision activity number near the top of the page on the Amendment to Trust. 3. On page 5 of the Agreement to Construct, the Subdivider is list as KB Home, 250 S. Craycroft Road. The plat labels the Subdivider as Sonny Skys Development. There appears to be a mistake either with the plat or the Agreement to Construct. Correct the plat or page 5 of the agreement to construct. If the plat needs to be revised ensure that the mylar reflects the change. 4. The sewer easement listed in Schedule B of the title report, number 6, shows the recording information as Docket 8244, page 813. The plat shows Docket 8244, Page 814. Which document is correct? Revise as necessary. If the plat needs to be revised ensure that the mylar reflects the change. 5. Schedule B, number 8 shows an easement for full right of flowage of water and debris and incidental purposes, recorded as Docket 8244, Page 879. This easement is not shown on the plat. Clarify. |
