Tucson Electric Power Company (TEP) has reviewed the final plat submitted
August 24, 2005. TEP is unable to approve the plat at this time.

In order for this Company to approve the final plat, the following will be
required.

* A 10' x 10' TEP easement is required at the junction cabinet located
north of Lot 16.
* There are two 10' wide easements required on Lot 13 for the
underground primary, one is necessary along the northern boundary and also
at the southeasterly end of lot.
* Delete the word FOR from the 3rd paragraph of the dedication to read
as: WE HEREBY GRANT TO THE PUBLIC AND ALL UTILITY COMPANIES ALL EASEMENTS
AS SHOWN HEREON FOR THE PURPOSES OF ACCESS, INSTALLATION AND MAINTENENACE OF
PUBLIC SEWERES AND UTILITIES ASN OTHER USES AS DESIGNATED BY THIS PLAT.

Show all requested easements on the resubmittal of the final plat. Submit

Final Plat:

1. Please include a response letter to the comments along with the corrected copies with re-submittal.
2. Please re-label all common areas that may be used in a dual and/or single use capacity. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility and this must be reflected on the Final Plat. A key note explaining the labels will be sufficient, ie.:
Common Area "A" - Streets
Common Area "B" - Drainage/Recreation Facilities
Common Area "C" - Recreation Facilities
Common Area "D" - Drainage Facilities
Common Area "E" - Landscaping
All areas must be individually labeled. Per previous comment.
3. Per note no. 11, show the EHS on the plat per D.S. 2-03.6.4.E. If the EHS is not shown on the plat, then revise the note. Per previous comment.
4. Please label the point of curvature and the point of tangency on Wrightstown Road leading to the subdivision corner tie as "found" or "set" per D.S. 2-03.6.5.4. Per previous comment.

COMMENTS:

1. The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

2. Zoning is not requiring any changes to the final plat but is making a recommendation about possible changes to the tentative plat related to the existing ingress/egress easement over lot 5. I feel that the annotation about the abandonment of the easement be removed from the tentative sheet and new tentative plat sheets be submitted for re-stamps.

I have emailed Patricia Gehlen about the request and will abide by her decision. Please contact Trish about what will be required.
