The Final plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Final Plat: 1. Please include a response letter to the comments along with the corrected copies with re-submittal. 2. Please submit a copy of the subdivision boundary closure calculations. 3. Please re-label all common areas that may be used in a dual and/or single use capacity. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility and this must be reflected on the Final Plat. A key note explaining the labels will be sufficient, ie.: Common Area "A" - Streets Common Area "B" - Drainage/Recreation Facilities Common Area "C" - Recreation Facilities Common Area "D" - Drainage Facilities Common Area "E" - Landscaping 4. Correct the indicator for the 100-year flood line number in the legend. It should read "FL00", not "L00" per D.S. 2-03.6.1.L. 5. Include lots 3 and 7 in note 5 in case any future sub-structure in the floodplain is planned on the property per D.S. 2-03.6.2.E. 6. Per note no. 11, show the EHS on the plat per D.S. 2-03.6.4.E. 7. Show lot access point for lot 2 with a star per D.S. 2-03.6.4.G. 8. Show a NVAE for lot 2 on the adjacent side of the access point per D.S. 2-03.6.4.H. 9. Label all facilities and/or easements as to being public or private per D.S. 2-03.6.4.A. 10. Indicate tract boundary lines; right-of-way and centerlines of streets, easements…….with accurate dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves per D.S. 2-03.6.5.B. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: El Rancho Merlita, Lots 1-16 and Common Areas A-C Final Plat - 1st Submittal S04-107 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. 1. SHEET 2. Delete the 20-foot public sewer easement within Common Areas A & C as those common areas are being dedicated as access points in the Dedication. Public sewer easements are no longer required within common areas for this reason. 2. SHEETS 2 & 3. Show the recording information for the existing public sewer easements. 3. A public Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat. 4. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before May 8, 2005. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat. 2.
