Conditionally approved provided the cover sheet of the final plat shows the following statement:
“Should lots 12 and/or 13 be developed resulting in relocation or demolition of the existing buildings, a non-motorized public trail easement will be required at that time. The easement shall be located along the east side of Robb Wash and extend from the south property line of lot 13 to the south boundary of Common Area A. The west boundary of the easement shall be the west property lines of lots 12 and 13. The east boundary of the easement shall be shall be subject to approval by the City Parks and Recreation Department and shall allow for a development of a 8 ft. wide trail, to be located so that removal of existing trees along Robb Wash will be kept to a minimum.”
