| 04/28/2005 | DOUG WILLIAMS | ENGINEERING | REVIEW | Denied | TO: Craig Gross, CDRC SUBJECT: San Antonio Subdivision - 4th Review REVIEWER: Doug Williams DATE: 27 April 2005 CDRC Case #: S04-089 T14S, R13E, Sec. 22 Resubmittals Required: Revised Final Plat, Grading, and Landscape Plans. SUMMARY: Engineering Division has reviewed the Final Plat, Landscape Plan, Grading Plan, Drainage Report with supporting documentation, and the Subdivision Assurances package. Approvals are not recommended at this time. Please contact me to schedule a meeting for this project. Please provide a response letter with a revised Final Plat, addressing all comments provided. The following comments are offered: FINAL PLAT: 1. At least one corner of the subdivision must be tied by course and distance to a section corner, quarter corner, or an established City or County Survey monument. The 16th corner referenced will be acceptable if there is not a set quarter or section corner, but there must be a tie to a subdivision corner (DS 2-03.6.5 A). 2. Indicate all distances between monuments used as either measured or calculated (DS 2-03.6.5 A 5). 3. Please remove all easement points, as they are unnecessary and appear to conflict with the "Found Rebar" symbol in the legend. 4. The PAAL designation is not necessary on the plat - the 36' ingress/egress, drainage, utility, and parking easement designation is sufficient. 5. Provide a bearing and distance for the leg at the southwest corner of Lot 5. 6. Check/revise the bearing provided on the southeast corner of Lot 6. 7. Check/revise spelling of the words "and" and "ingress" in the existing 15' sewer easement callout description below Lot 5. 8. The sum of the individual lot dimensions provided on the interior eastern boundary do not appear to equal the sum of the greater lengths provided on the exterior of the boundary. 9. Remove the term "Common Areas" from Dedication Note 2, mid-paragraph. 10. Revise General Note # 3 - the total miles of new private streets = 0. 11. Previous assurances review comment # 2 c discussed exclusion of survey monuments from the assurable items list. The plat however, still depicts what appear to be property corners within the Ingress/Egress easement, with no corresponding symbol in the legend. Please provide this symbol with a description in the legend, or revise as appropriate. 12. Depict, label and dimension with bearings all easements listed in the Special Report or Title Report (items 5, 7, & 8), if to remain, and include pertinent recording information on the plat. Discuss in the response letter what easements will be, or have been abandoned, and explain whether the ingress/egress easement must remain to serve other properties. Please state whether these items are shown on the plat in the response letter and provide recording information for all abandoned easements (DS Sec.2-03.6.5.B). ASSURANCES 1. The Special Report submitted includes owners that do not appear on the plat. Please provide an updated report reflecting only the owners indicated or revise the plat to reflect signature blocks for all owners. 2. Please include the following in the subdivision title/description underlined in paragraph 1 of the Amendment to Trust: "Lots 1-6". All sections of the assurance documentation must match word-for-word for the description of the Subdivision listed on the plat The final plat cannot be scheduled for Mayor and Council consideration until the assurances are approved by the City Engineer's Office (DS 2-03.7.1G & 2-03.9.3 E). Resubmittal will require: Revised Final Plat, Grading, and Landscape Plans depicting revisions to the plat that may affect the plans If you have any questions, I can be reached at 791-5550, extension 1189 or Dwillia1@ci.tucson.az.us.
