Tucson Electric Power Co. (TEP) has received the final plat submittal
dated February 22, 2006 for this subdivision. TEP is unable to approve
the plat at this time. Enclosed is the preliminary electrical design
for the subject subdivision. Please review this design and contact this
office with any conflicts or desired changes. Your written approval of
this design and TEP's final plat approval are necessary for a final
construction drawing.



In order for TEP to approve the final plat, easements are required for
the aboveground equipment. See the design for specific easement
requirements.



Show all requested easements on the resubmittal of the final plat.
Submit two bluelines to the the City of Tucson for TEP's final approval.



A copy of the preliminary design has been forwarded to Southwest Gas.
Please insure utility coordination by providing a copy of this
preliminary design to Qwest and the Cable Company.

dated March 28, 2006. TEP conditionally approves this plat. This plat
shows the 8' x 8' easements required for TEP's facilities.



Please delete the word FOR from the second paragraph of the dedication
to read as: "WE HEREBY GRANT TO THE PUBLIC AND ALL UTILITY COMPANIES
ALL PUBLIC AND PRIVATE EASEMENTS AS SHOWN HEREON FOR THE PURPOSE OF
ACCESS, INSTALLATION AND MAINTENANCE OF PUBLIC SEWERS AND UTILITIES AND
OTHER USES AS DESIGNATED BY THIS PLAT".

SUBJECT: Engineering review of the Encanto Village Final Plat. The activity number is S04-086.

SUMMARY: The Final Plat, the CC&Rs and the Assurance package were received by Engineering on February 22, 2006. Engineering has reviewed the received items and does not recommend approval of the Final Plat.

RESUBMITTAL REQUIRED: FINAL PLAT

APPROVED: CC&Rs, BOUNDARY CLOSURE CALCS

ASSURANCES APPROVABLE ONCE THE PLAT IS APPROVED

The next submittal must address the following items:

GENERAL COMMENTS

1. The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A, the original agreement to construct with exhibit B, a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet. DS Sec.2-03.7.1.G

The Final Plat will not be approved until the Assurance Package is received and approved.

FINAL PLAT

1. Indicate on the plat whether all bearings and distances are calculated or measured. DS 2-03.6.5.C.5.

It is acknowledged that symbols have been added to the legend for calculated or measured bearings and distances, however the bearings and distances have not revised on the plat (sheet 2). Revise the plat to show all bearings and distances as calculated or measured.
