Tucson Electric Power Company (TEP) has reviewed the final plat dated
October 20, 2004. TEP is unable to approve the plat at this time.

Enclosed is the preliminary electrical design for the subject subdivision.
Please review this design and contact this office by December 23, 2004 with
any conflicts or desired changes. Your written approval of this design is
necessary for a final construction drawing. Any changes requested after we
have proceeded with a final construction drawing will be billable.

In order for TEP to approve the final plat, the following is required:

* Show the easement recording information for the enclosed easement.
It was recorded January 7, 1982, Docket 6692 at Page 634-645.

A copy of the preliminary design has been forwarded to Southwest Gas.

RESUBMITTAL REQUIRED: Final plat Assurances.

The Final plat (FP) and Assurances cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies with re-submittal.
2. Please submit a copy of the subdivision boundary closure sheets.
3. Separate the drainage areas/facilities from the landscape areas and identify each with consecutive corresponding common areas. The title block will have to be modified to reflect these changes, i.e.:
Common Area "A" - Streets
Common Area "B" - Drainage/Recreation Facilities
Common Area "C" - Recreation Facilities
Common Area "D" - Drainage Facilities
Common Area "E" - Landscaping
4. The SVT's on the plat are not shown correctly. The line adjacent to the longest leg of the SVT, the stem side, is 20 feet long, not 15 feet and the far side line is adjacent to the curb per D.S. 3-01.5.1.B.
5. Designate the corner lots with a star symbol for access. Place the star opposite of the curve radii for each corner lot and at the furthest corner away from the intersection on lot 14 and add to legend per D.S. 2-03.6.4.G.
6. Add the 1' no vehicular access easements for lots 1 and 20 as is shown on lot 3 per D.S. 2-03.6.4.G.
7. Reference the basis of bearings per D.S. 2-03.6.5.C.1.
8. Label all monuments found or set per D.S. 2-03.6.5.C.4.
9. Show the distance and bearings between monuments and indicate whether measured or calculated D.S. 2-03.6.5.C.5.
10. The assurance package must be updated to reflect the changes on common areas. The assurance package must match the plat description exactly.
11. Place the subdivision number (S04-083) on the FP per D.S. 2-03.6.1.K.
12. The parcel of land to the Northwest (Howard Bach) is "unsubdivided" however, by replacing the "unsubdivided" with the parcel number it may be more of an accurate description.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. A public Sewer Service Agreement for the proposed number of residential lots is being prepared, however necessary information is missing from the final plat. The owner is being listed as Raul Romero Lopez, however no address is being provided. Please provide an address so that the sewer service agreement can be completed and sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

2. SHEET 2. Recently, Pima County has decided not to require public sewer easements through common areas any longer, thus you may delete the public sewer easement within Common Area A4.

3. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
