The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements. 2. Add to general 3 on sheet one for the subject to section, ". H " after the Subject to section number 3.5.7.1.E, .F, .G. 3. For consistency with the Land Use Code requirements, keynote four under building setbacks on sheet 2, must be revised to state the correct building setback for the interior street building setbacks. The correct setback is based on the greatest of 21 feet or the height of the structure from the nearest edge of travel lane. It is acknowledged that a 6-foot wide easement is proposed behind the property line and that no structure may be constructed over the easement other than a walkway or the driveway. Engineering has reviewed the received items and does not recommend approval of the Tentative Plat or the Drainage Report at this time. The Drainage Report was reviewed for Tentative Plat purposes only. DRAINAGE REPORT COMMENTS: 1) City of Tucson Development Standards (DS) Section No.10-02.2.3.1.4.C.8: Provide copy of drainage report which states that the new El Vado Wash channel is designed to fully contain the 100-year flows. Response letter states that a copy of the report would be attached in this submittal, however Appendix D is missing. 2) DS Sec.2-03.2.4.L.5: The proposed basin outlets to the south by a weir and by bleeder pipe. Correspondence will be required when any drainage solution occurring outside the boundaries of the plat is constructed with adjacent owners' permission. (Additional documentation may be needed of that approval (from TDOT) and submitted with the drainage report.) 3) DS Sec.10-02 page 8.06: Table 8.1: Revise worksheets for scuppers and roadway capacities to reflect a roadway Manning's coefficient of .020 for the maximum value for asphalt when cars are present, per this section of the standards. Revise Tentative Plat accordingly. TENTATIVE PLAT COMMENTS: 4) DS Sec.10-02 page 8.06: Table 8.1: Revise Tentative Plat according to revised worksheets for scuppers and roadway capacities with a roadway Manning's coefficient of .020. 5) DS Sec.2-03.2.4.F: For detail A on sheet 3/3, street section shall reflect geotechnical recommendations or 2.5" AC over 4" base course, per the Pattison-Evanoff report page 11. LANDSCAPE PLAN COMMENTS: 6) DS Sec.10-02.14.3.4: Delineate basin access and show that no proposed vegetation will block access. The next submittal should address all the above items. Submit copy of the response letter, the revised Tentative Plat, revised Drainage Report and revised Landscape Plan.
