Development Services Department Engineering Division has done a review of the received items and does not recommend approval at this time. These comments may be addressed on a mylar submittal, with CDRC's permission. FINAL PLAT COMMENTS: 1) City of Tucson Development Standards (DS) Section No.2-03.8.1.A: Provide seals and signatures of Engineer and Surveyor on mylar submittal for approval. 2) DS Sec.2-03.7.1.B: If engineering information is provided on the final plat, the seal and signature of the responsible engineer is also required. For the Certification of Engineering, add that the basin setback information also has been prepared by the engineer of record, or clarify verbiage for the engineering information. 3) DS Sec.2-03.6.4.E: Show the required basin setback offset from the 100-year ponding limits within the lots adjacent to the basins. 4) DS Sec.2-03.6.4.G&H: For the south and east boundary, designate a 1 foot no-vehicular access easement. 5) DS Sec.2-03.6.5.C.3: Provide the boundary closure calculation sheet. 6) DS Sec.2-03.7.1.B: Provide a copy of the signed original CC&R's. 7) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Address the following comments for the assurance package: a) Add activity number "S04-065" to the exhibits. a) Provide Exhibit "A" (property description) for the AMENDMENT TO TRUST / THIRD PARTY TRUST. b) Provide Exhibit "A" (property description) for the AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST. c) Provide Exhibit "B" (the assurable item list) for the AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST. d) The description of the basin should reflect function of the basin as a "detention / retention basin"; revise the i) title block, ii) cover of CC&R's, iii) cover page of the AGREEMENT TO CONSTRUCT, and iv) cover page of the AMENDMENT TO TRUST. e) Assure that the descriptions of the common areas of the Final Plat title block match the CC&R's descriptions of the subdivision common areas and the descriptions in the assurance paperwork. Please be aware that the legal office may reject the assurance paperwork if the verbiage does not match exactly the verbiage on the Final Plat's Title Block. f) Add "Exhibit "C"" to the top of the first page of the Trust Agreement. b) There may be opportunity to make a December Mayor and Council date if all items are addressed and other divisions approve; otherwise the "2004" dates on the first sheet would need to be updated. 8) DS Sec.10-02.2.3.1.1.B: A copy of the final draft of the Drainage Report will be needed. Make sure that the administrative address and subdivision case number is added to the cover. For resubmittal, provide a revised Final Plat, an copy of the original signed CC&R's, boundary closure calculation sheet, copy of current title report, revised assurance exhibits, any other revised assurance documents, and a copy of the Drainage Report.
