The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please provide North arrow and scale per D.S. 2-02.2.1.
2. Please include a response letter to the comments along with the corrected copies of the FP.
3. Submit the Subdivision Improvement Assurances for review.
4. The title block of the plat must match the Subdivision Assurances verbatim.
5. Indicate the name and width of each street, alley, easement (type) and drainageway within the subdivision boundary being created by the plat. Label each as public or private, along with the appropriate dedication notation per D.S. 2-03.6.4.A.
6. Please re-label all common areas that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C and describe the CA on the title block of each page per D.S. 2-03.6.1.H.1. For example, a Ret./Det. Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the Final Plat. A key note explaining the labels could be used in conjunction with the labels, ie.:
Common Area "A" - Streets
Common Area "B" - Drainage/Recreation Facilities
Common Area "C" - Recreation Facilities
Common Area "D" - Drainage Facilities
Common Area "E" - Landscaping
7. Designate corner lots with a star indication access point per D.S. 2-03.6.4.G.

9. Complete the basis of bearing per D.S. 2-03.6.5.C.1a.
10. Fully describe and show all markings of found monuments per D.S. 2-03.6.5.C.4.a.
11. Show the distance and bearing between all monuments used per D.S. 2-03.6.5.C.5.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


A public Sewer Service Agreement for the proposed number of residential lots will be prepared once the trust number is provided on Sheet 1 of this final plat. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the final plat.

SHEET 1. Clearly define the uses of each common area.

SHEET 3. Show the PUBLIC SEWER EASEMENT BY THIS PLAT just like it was shown in the approved tentative plat. As the sewer is going through Natural Undisturbed Open Space, a public sewer easement will be required.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
