Condition 13 states that all retention/detention areas shall be designed as usable passive and active open space. Please provide active open space amenities in the designated area between lots 25 and 26. This needs to include, at minimum, a child play area amenity. 2. Condition 14 states that passive recreational facilities shall be provided in the common area. Please provide passive recreational facilities in the Common Area B, between lots 16 and 17. This needs to include, at minimum, shade trees, ground vegetation, and a sitting area. 3. Lots that incorporate walls that abut amenity areas such as, designated open space areas and common areas need to meet the following criteria: the masonry portion of the wall does not exceed four (4) feet, eight (8) inches in height, except for pillars, with one (1) foot six (6) inches wrought iron or other similar open fencing materials on top. This is to provide security to those using the facility placing the "eyes of the community" on these areas. 4. Condition 20 states that any masonry screen walls shall be constructed of, or painted with, graffiti-resistant materials and incorporate decorative materials. Note what decorative materials will be used in the construction of the walls. 5. Condition 21 states that any continuous wall greater than 75 feet in length and three feet in height visible from the public right-of-way shall vary the wall alignment and include trees or shrubs in the voids created by the variations. Please demonstrate on the applicable sheets that the outer subdivision walls on all four sides will be varied and that trees/shrubs will be placed in the appropriate locations. |

No attachments were received. 2) Trees and shrubs required along Houghton Road may not be located as to conflict with the gas easement. LUC 3.7.2.6.b. Revise as necessary. Provide confirmation from the holder of the easement of acceptance of the landscape plantings. 3) PER LUC 3.7.5.2.E "Exposed cut or fill slopes shall be no greater than a one (1) foot rise or fall over a three (3) foot length". Revise all plans to comply with this SCZ requirement. The use of retaining walls along the scenic route is limited by the above section. If applicable, submit any documents referred to in the response letter that permit the improvements. No attachments were received. 4) The project is subject to the provisions of the scenic corridor zone. An SCZ review and approval is required prior to approval of tentative plat. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Cuts or Fills located in the SCZ shall be no greater than 3:1 (h:v) per LUC Sec. 3.7.5.2.E, please revise. A variance will be required for the vertical walls greater than 3' in the Scenic Corridor Zone. Per previous comments, discussions and meeting. 3. Please contact PCDOT for information on construction in the Right-of-way for Escalante Road. Please contact Maggie Shaw or Robert Young at PCDOT for more information. Also please show any intersection widening for Escalante Road if applicable. Please provide documentation from Pima County and from the COT indicating that none of the intersection improvements and/or widening will not be required. 4.
