The preliminary point where TEP will serve this project is from the existing
facilities along Houghton Road and Escalante Road proceeding through the
interior of the subdivision.

As you are aware, there are existing electrical facilities within the
boundaries of this subdivision. All relocation costs will be billable to
the developer.

TEP will provide a preliminary electrical design on the Approved Tentative
Plat within fifteen (15) working days upon receipt of the plat. Additional
plans necessary for preparation of the design are: building plans including

10/02/2004 DAN CASTRO ZONING REVIEW Denied COMMENTS
1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is June 7, 2005.

2. In the upper left hand corner of sheet 2 of 8, revise title from "Zoning Conditions" to "Rezoning Conditions".

3. SCZ response comment acknowledged. SCZ case number SCZ-04-10 shall be labeled in the lower right corner of each sheet on all plans. Tentative Plat may not be given approval until the SCZ plan has been approved. Since a Board of Adjustment Variance has been applied for, please list the following as a general note: Variance case number, date of approval , variance/s granted, and conditions imposed.

HDZ response comment acknowledged. The previous request has not been addressed: Notes that must be added to the tentative plat include: 1) All proposed site work, including grading must comply with Development Standard 9-04.0. 2) Exposed exterior walls and roofs of structures, except satellite dishes, must be earthtone in color and will blend with the predominant natural colors found on the lot. 1. Condition 10 states that pedestrian systems within the development shall be conveniently connected to adjacent pedestrian systems. In addition, the applicable policies promote connectivity to adjacent developments. Please connect the sidewalk along Escalante Road to the path along Houghton Road.

2. Condition 13 states that all retention/detention areas shall be designed as usable passive and active open space. Please provide usable passive and active open space amenities in all the retention/detention areas. This can include canopy tree areas with picnic tables, barbecue grills, tot lots, etc.

3. Condition 14 states that passive recreational facilities shall be provided in the common areas. Applicable policies state that recreational amenities should be centrally located. Please provide the required passive recreational amenities. This can include canopy tree areas with picnic tables, barbecue grills, etc. Please locate at least one recreational amenity in a central location.

4. Condition 15 states that buildings and landscaping shall be designed to be architecturally consistent with the surrounding area. Please submit the required dimensioned elevation drawings, which condition 15 states should be in color.

5. Condition 17 states that freestanding signs shall be integrated into the overall landscape plan. Please show a color detail of the proposed signs and how they will be integrated within the surrounding landscaped area.

6. Condition 20 states that any masonry screen walls shall be constructed of, or painted with, graffiti-resistant materials and incorporate decorative materials. Note what materials the wall will be constructed with and how the wall will be graffiti-resistant on the details.

7. Condition 21 states that any continuous wall greater than 75 feet in length and three feet in height visible from the public right-of-way shall vary the wall alignment and include trees or shrubs in the voids created by the variations. Please show the wall variations and trees/shrubs on the applicable sheets.

10/08/2004 DALE KELCH COT NON-DSD TRAFFIC Denied Traffic Engineering REJECTS this TP:

1. The symbol used for the no parking signs in the cul-de-sacs is incorrect. These will be NEW signs. The symbol depicted is for existing signs. See SDPI, SD100.

2. Orient the above mentioned symbols to face oncoming traffic.

3. On sheets 3 and 8, there are call outs for 2 existing signs on Houghton to be relocated as they will fall in the proposed turn lane. There are 2 existing signs on Escalante that appear to lie withing the proposed turn lane that are not so annotated.

Traffic Engineering is in receipt of the submitted TIA for this project as required by rezoning conditions. Traffic Engineering APPROVES the TIA.

The Tentative Plat (TP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Tentative Plan:

1. Please include a response letter to the comments along with the corrected copies of the TP.
2. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. Please see comment no. 5.
3. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Cuts or Fills located in the SCZ shall be no greater than 3:1 (h:v) per LUC Sec. 3.7.5.2.E, please revise. As per your response, this comment may be eliminated when the results of the variance process have been received.
4. Please contact PCDOT for information on construction in the Right-of-way for Escalante Road. Please contact Maggie Shaw or Robert Young at PCDOT for more information. Also please show any intersection widening for Escalante Road if applicable. Please provide documentation from Pima County and from the COT indicating that none of the intersection improvements and/or widening will not be required.
5. The future right-of-way for Escalante Road is 150'. Dedication will be required. Please contact Maggie Shaw or Robert Young at PCDOT for more information. Please provide documentation from Pima County that it is not requiring the dedication of the additional ROW on Escalante Road. Will any or all sections and plan views remain the same or will the ROW dedications need to be eliminated?
6. Please show compliance with zoning condition numbers 3, 8 and 22. Per previous comment.
Rezoning condition requirements:
· No. 3: Provide documentation the $190,000 for the permanent improvements along the East half of Houghton Road was placed in escrow prior to the TP approval. Please verify with and provide documentation from Vincent Catalano of TDOT at 791-5100.
· No. 8: Contribution of the $25,000 in assurances will be allowed at the Final plat stage.
· No. 22: An archaeological assessment and survey must be performed before any grading or modifications take place. Please submit the assessment prior the TP approval to ensure the amount or possibly where the cut and fill the project is proposing will be allowed.


Drainage Report:
1. The DR was reviewed for TP purposes only. The final acceptance is at the Grading plan stage.

Locate paved path adjacent to landscape buffer.

Include a cross-section of the paved path.

Plant more trees along west side of paved path. Trees should be spaced irregularly at 20 ft -30 ft apart(25 ft average spacing). Trees should be minimum 3 ft from path.

Plant more shrubs along west side of path. Density should be about 2x what is shown.

Install irrigation to landscaping in greenway.

Maintain 2 ft clear area along sides of path.

Indicate slope of paved path meets ADA requirements.

If City requires bollards, use 1 removable bollard(vesus 2 bollards) in center of path where path meets roadways.

Drainage channels crossing the paved path shall be directed under the path.

Traffic medians in roadways must not extend into line of greenway path where it crosses roadways.

Curb ramps where path meets roadway should be 10' to 12' wide.

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


SHEET 4. Remove the public sewer easement that is being created BY THIS PLAT between lots 17 and 18.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
