An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before May 4, 2005. 2. Reference on the location map all recorded subdivision plats by book and page number that fall within the one mile area. Also please reference Grant Road along the northwest corner of the location map. In addition, label the City of Tucson/Pima County jurisdiction limits. DS 2-03.6.1.D.2 3. Revise the title block to the following. Final Plat for Searcy Place, Lots 1-5 and Common Area "A". Remove the reference to block numbers. Also in the title block the reference to the re-subdivision of Lot 1 of El Dorado Place II of Maps and Plats at Book 41 page 52. Revise the title block as required. DS 2-03.6.1.H.1 - .3 This project should have three common area designations. A common area for the private street, one for the vehicle parking area and one for the landscape areas. Revise the plan as required and label the areas accordingly. List the common areas in the title block and add a general note stating what common area designation and square footage for each. The CC&R's must also include language about the different common areas and associated maintenance for each. DS 2-03.6.4.C 4. This project has been assigned the subdivision case number S04-052. List the case number in the lower right corner next to the title block of all plan sheets. DS 2-03.6.1.K 5. Please correct the typo in general note D (conditions instead of consitions). DS 2-03.6.1.D 6. Add the following as a general note. "Any relocation, modification, etc., of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public. DS 2-03.6.2.I 7. Add the following as a general note. "(I/We), the undersigned, do hereby hold harmless the City of Tucson, its successors and assigns, their employees, officers, and agents from any and all claims for damages related to the use of the property depicted on this plat now and in the future by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall." Label the street name El Dorado Place - Private Drive as labeled on the development plan. The private drive must be reserved as a common area. DS 2-03.6.4.A Per the plat the existing private drive is to become a common area but does not provide for an ingress/egress easement over the existing private drive. Please clarify if the existing drive will not service the developments to the north of this project and if so the existing easement must be abandoned by separate instrument and the recordation (docket and page numbers) noted on the plat. 10. The underground detention tanks as shown on the plat do not match the location approved on the development plan. Revise the location of the tanks or if the location is accurate clarify if maintenance agreements by the owners will be drawn up in order to maintain the tanks or if they will be covered as part of the reciprocal maintenance agreement. The tanks cross over property and do not appear to be within common areas. DS 2-03.6.4.I 11. The distance and bearings for the site boundary do not match the distance and bearings on the final plat. Panno, Architect THRU: FROM: ____________________________________ representing the Pima County Departments of Wastewater Management and Environmental Quality SUBJECT: Searcy Plaza, Lots 1-5 - Submittal S04-052 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to both the Ina Road Water Pollution Control Facility and the Roger Road Wastewater Treatment Facility via the Pantano Interceptor and the Tucson Boulevard Flow Control Structure. Treatment and conveyance capacity was allocated for this project by the approval of the previous development of this area under case number, D02-0041, for the Offices for Fredrick J. Menick, MD development plan. Based on our records under previous case number, D02-0041, this project would qualify for the Participating sewer connection fee rate. All Sheets: Add the final plat case number, S04-052, to the title block of each sheet. This number should be shown larger or bolder than any cross reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. All Sheets: Add development plan case number, D02-0041, to the title block of each sheet as a cross-reference number. Sheet 1: Private sewer easements will need to be created over the private sewer lines. Change PRIVATE STREETS, DRAINAGEWAYS AND COMMON AREAS in the Dedication to PRIVATE STREETS, PRIVATE EASEMENTS, DRAINAGEWAYS AND COMMON AREAS. Sheet 2: The private sewers will cross Common Area A and several of the lots. Show private sewer easements by final plat centered over the private sewer lines where they cross the lots, with enough survey data to both locate these easements, and identify their boundaries. Sheet 2: Label the private sewer easements with the words PRIVATE SEWER EASEMENT BY THIS PLAT and their width. Sheet 2: The sewer easement created by Docket 5734, Page 683 is a public sewer easement. Add the word PUBLIC to the description where this sewer easement is referenced. Sheet 2: Part of existing the public sewer easement created by Docket 5734, Page 683 has been shown using the linetype shown the legend and part has not. Show all of this public sewer easement using the linetype shown in the legend, or better yet. Show all existing easements with the same type of dashed line, and use appropriate labels to identify them. We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. County Ordinance 2003-29 went into effect on April 11, 2003. This ordinance requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER ) must accompany the revised set of bluelines and response letter.
