SUMMARY: The revised Tentative Plat package were received and reviewed for revision to location of 404 wash area. Development Services Department Engineering Division has completed the review of the received items and does not recommend approval of the Tentative Plat at this time.

TENTATIVE PLAT COMMENTS:
1) DS Sec.2-03.2.4.L: In order to complete the review of the proposed revised Tentative Plat, submit revised drainage report that addresses the following comments:
a) Provide discussion of development impact to the updated 404 wash areas.
b) Provide square footage of disturbance areas for the following on the Tentative Plat:
i) Area for total proposed disturbance
ii) Area for proposed disturbance for street construction
iii) Area for proposed disturbance for other areas outside of the roadway, including such areas as the area in front of lot 22.
iv) Provide total linear feet of 404 stream bed disturbance for the project.
v) Provide calculation to show that proposed development does not exceed 404 disturbance limits in acreage and in linear feet of stream bed.
c) Update 404 compliance statement which should state whether this disturbance falls under the nationwide general permit or if other permit needs to be obtained.
d) If the proposed area of disturbance of the 404 areas can not be permitted, revise the plat to minimize the imprint of the project on habitat and water quality and to show that total disturbance area is limited to the allowable acreage and linear feet for the proposed 404 applicability.
2) DS Sec.2-03.6.2: Add general note to the Tentative Plat stating that all disturbance shall be in approved areas and shall not encroach 404 limits unless exempted through 404 permit.
