3. Seal the plans and remove the "preliminary" notations. . (Previous review comment)

4. The legend must show and describe all symbols and lines shown on the plat. The legend shows a linetype used for, "exist. center line". This line is used on the plat for street centerline and also existing easement centerline (?). Centerlines of easements are not required but may be included if properly identified. 6. At least one corner of the subdivision must be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. 7. All proposed easements must be shown in a surveyable manner with dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves. COMMENTS

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before May 18, 2005.

2. The minimum building setback required from interior lot lines is the greatest of 10 feet or three quarters the height of the structure. The building setbacks for buildings 4, 7, and 11 do not meet the minimum building setback of ten feet. The following setbacks must be approved through the lot development option process. (The building setbacks are to the new property lines.)

a. The proposed building setback from building 4 and the north property line is seven feet.

b. The proposed building setback from building 7 and the east property line is nine feet, eight inches.

c. The proposed building setback from building 11 and the west property line is nine feet, 4 inches.

In addition, please add to the plan a building setback from units two and three to the west property line.

(Previous Comment: Please address the following items. It is not clear if the building setbacks have been met. Please draw the existing structures on the plan. Label the building setbacks from the new property lines to the buildings. If the building setbacks cannot be met, the new property lines must be reconfigured or a lot development option will be required for each affected setback.)

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
