The activity number is S04-050. SUMMARY: The Final Plat was received by Engineering on May 24, 2004. Engineering has reviewed the received item and does not recommend approval of the Final Plat RESUBMITTAL REQUIRED: FP SUBMITTAL REQUIRED: ASSURANCES, DRAINAGE REPORT, BOUNDARY CLOSURE CALCS. The next submittal must address the following items: FINAL PLAT 1. Provide a copy of the approved Drainage Report with the next Final Plat submittal. 2. Include the Assurance Package with the Final Plat submittal. This package must include the original Third Party Trust, the original Amendment to Trust, a copy of the Trust Agreement, a copy of the Deed, and a recent Title Report. 3. Provide a copy of the boundary closure calculations with the Final Plat submittal. 4. Include the Assurance Paragraph specified in DS 2-03.6.3.E 5. Include the Beneficiary Paragraph as specified in DS 2-03.6.3.C 6. Seal the plans and remove the "preliminary" notations. 7. The Title Block must be labeled, "FINAL PLAT" not, "FINAL PLAT FOR". 8. The subdivision case number S04-050 must be included on the plat. DS 2-03.6.1.K 9. Eliminate the apostrophe after "WINSTEL APARTMENTS" in the Title Block. 10. The legend must show and describe all symbols and lines shown on the plat. DS 2-03.6.1.L 11. Spell Bellevue correctly. 12. The plan shows a 1' no-vehicular access esmt. by this R.O.S. It should be "by this plat". 13. At least one corner of the subdivision must be tied by course and distance to a section corner or a quarter section corner. The plat must include a description of that corner. The corner tie must be readily retraceable. 14. All proposed easements must be shown in a surveyable manner with dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves. 15. The CC&Rs specify "common elements" and "common areas". Common areas are those owned by the association and must be shown in a surveyable manner on the Final Plat. Each common area must be designated by a separate letter designation and labeled on the plat. The Common Areas must be specified in the Title Block. DS 2-03.6.1.H 16. If common areas are not created elements of the project for the use of all residents must be covered by easements (shown in a surveyable manner on the Final Plat). 17. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project may be tributary to both, Ina Road Water Pollution Control Facility via the South Rillitio West (South Line) Interceptor. Per PCWWM Planning Services, there is currently treatment and conveyance system capacity in the existing downstream sewerage system for this development. Flow from this proposed project would not cause any flow or effluent quality limits to be exceeded. This response is not to be construed as a commitment for treatment or conveyance capacity allocation, but rather an analysis of the existing sewerage system as of this date.
