Preservation of one hundred (100) percent of critical riparian habitat areas within the resource corridors for parcels shown on the Environmental Resource Zone Overlay Maps (ERZ Maps) is required, except as provided in Sec. 2.8.6.4 and Sec. 2.8.6.6.

CODE SECTION/ DEVELOPMENT STANDARD

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is February 21, 2005.

2. Environmental Resource Report review is pending. If case number is issued, please note in the lower right corner of each sheet on all plans.

3. Note the recordation information of the proposed 10-foot wide public utility easement where applicable. If the easement is to be recorded by final plat, please so state.

Since there are no lots located immediately adjacent to County TH zoning and the Voyager Road setback note has been added and clarified, please delete the reference to TH zoning setback criteria noted under the perimeter yard setback information for each village on sheets 3 through 6. In addition, the setback requirement is not "10' or ¾ height".

7. The subject submittal has been reviewed. We offer the following comments:

Drainage Report:

The Drainage Report is acceptable for Tentative Plat purposes and it is hereby approved.

Tentative Plat:

1. The proposed Development does not appear to be tied to the basis of bearing. Either provide the tie to this Development or use a different basis of bearing (D.S. 2-03.2.3.B).
2. It appears that in order to comply with Rezoning Condition #14, Sycamore Park Development must install an interim pavement until the Voyager Park Development completes the design and the installation of the north part of the Pantano Roadway.
3. Show and label the proposed 10.62' landscape and sidewalk easement (shown in Detail 16/10), on sheets 29, 31 and 32 of the Tentative Plat.
4. Show the location of the sediment traps, on the plat, for all the proposed detention/retention basins.
5. Show low-flow channels in all the proposed detention/retention basins in compliance with Rezoning Condition #29.
6. It appears that the Detention/Retention Basins in Block 4 do not have maintenance access ramps. Ensure that all basins have ramps and they are all labeled. Please be advised that maintenance access ramps shall be designed in such a way that does not allow the public vehicular access (i.e. ramps may have removable post barricades or lockable gates at the entrance).

Landscape Plan:

The Landscape Plan is acceptable for Engineering and Floodplain purposes.

Prepare a detailed response that explains the revisions that were made and references the exact location on the Tentative Plat where the revisions were made.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Label all proposed manholes as “NEW” and assign a number to them.

SHEET 16. The easement on this sheet should be labeled

PUBLIC UTILITY & PUBLIC SEWER EASEMENT BY FINAL PLAT

With the appropriate dimension next to it. Be advised that this easement may be required to be widen during the sewer improvement plan process, depending on what type of utilities share this easement.

SHEETS 15 & 17. The manhole next to Lot 3 on Sheet 15 does not require a watertight lid, however the manhole next to Lot 3 on Sheet 17 does require a watertight lid. Please revise accordingly.

SHEETS 25, 28, 29 & 32. Please label the easements as

PUBLIC SEWER EASEMENT BY FINAL PLAT

These easements shall include pointing arrows defining the easement limits and also include the dimension in feet.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
