The activity number is S04-046. SUMMARY: The Final Plat was received by Engineering on August 23, 2004. Engineering has reviewed the received item and does not recommend approval. RE-SUBMITTAL REQUIRED: FINAL PLAT, SITE PLAN SUBMITTAL REQUIRED: ASSURANCES, CC&Rs GENERAL COMMENTS 1. The Drainage Report was reviewed for Final Plat purposes only. 2. Include the Assurance Package or post bond with the next Final Plat submittal 3. Include a copy of the CC&Rs with the next Final Plat submittal. DS 2-03.6.6 4. A Grading Plan and Permit will be required if proposed fill exceeds 50 yd. The Site Plan does not show finish grades. Determination of Grading Permit requirements will be determined when grades are provided. IBC Chapter 36 The next submittal must address the following items: FINAL PLAT 1. The Assurances must be signed by, "City of Tucson Development Services Department Engineering Administrator". The submitted plat says, "City of Tucson Engineer Development Services Engineering Administrator". PREVIOUS REVIEW COMMENT 2. At least one corner of the subdivision must be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker. Corner tie recordation information is to be provided on the plat. It is preferred that the tie be to a section monument. The tie must be readily retraceable (bearings and distances). PREVIOUS REVIEW COMMENT 3. Show the distance and bearing between all monuments used. DS 2-03.6.5.C.5 Numerous monuments are shown on the plat that do not tie by bearing and distance to the proposed subdivision. PREVIOUS REVIEW COMMENT 4. All easement lines must have a bearing and distance. DS 2-03.6.5.B PREVIOUS REVIEW COMMENT SITE PLAN 1. Per DSMR Engineering approval conditions, "The private street must be constructed in accordance with DS 3-01.3.3.A.4. Vertical curbs are required and the pavement must be concrete." The plan is showing an asphalt street and wedge curb. Change the plan. PREVIOUS REVIEW COMMENT 2. Show sight visibility triangles for the intersection of the private street to Lee Street. DS 2-02.2.1.A.10 PREVIOUS REVIEW COMMENT 3. Show proposed FFE and finish grades. Provide enough information to determine that the drainage will be in accord with the Drainage Report. Provide several finish grades on each lot. PREVIOUS REVIEW COMMENT 4. Dimension from street center line to existing and proposed curbs and sidewalks.
