The following comments are offered: 1. Provide the S(YR)-________ subdivision case number as required by D.S. 2-03.6.1.K. 2. Add "I further certify that this plat was prepared under my direction" to the "Certification of Survey" statement (D.S.2-03.6.3.A). 3. Add the BENEFICIARY block on the first sheet (D.S. 2-03.6.3.C). 4. Show no-vehicular access easements where applicable (D.S.2-03.6.4.H). 5. Show the detention/retention areas in a surveyable and readily retraceable manner (D.S.2-03.6.4.I). 6. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3. 7. Common Areas are addressed on page 2 of the "Restrictions and Easement Agreement", however, the Common Areas are not shown on the Plat. Additionally, it appears that the 30 foot Scenic Corridor Buffer should be shown as a Common Area. Address this issue and revise as needed. 8. Who is responsible for maintaining the drainage facilities? 9. Show cross drainage and access easements across the new lot line in order for the development to work as proposed and approved on the Development Plan. Revise Section "a" Grant of Easement on page 7 of the "Restrictions and Easement Agreement" to include the cross drainage easement. 10. It is not clear in the "Restrictions and Easement Agreement" who would maintain the Common Areas After the Developer has completed the project and it is turned over to the new owners. 11. Revise the "Subdivision Case No." on the first page of the Assurances. 12. The Assurance package is missing all the relevant exhibits and it does not appear to be complete. 13. The "Letter of Credit" (LOC) amount is not shown on the second page of the Assurances. Please be advised that the LOC amount should be based on an approved cost estimate for the required work. The following comments are offered for your use: ALL SHEETS. Add the subdivision plat case number, S04-036, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. This project is directly related to Shopping Center NWC Rita and Houghton Road (D02-038) for which a private Sewer Service Agreement was prepared and executed. Project S04-036 will follow the terms and conditions set forth in said private Sewer Service Agreement. Revise the 2nd paragraph within the Dedication to read “COMMON AREAS AS SHOWN HEREON ARE RESERVED FOR THE PRIVATE USE AND CONVENIENCE OF ALL OWNERS OF PROPERTY WITHIN OF THIS SUBDIVISION AND ARE GRANTED AS EASEMENTS TO PIMA COUNTY AND ALL UTILITY COMPANIES FOR THE INSTALLATION AND MAINTENANCE OF ABOVEGROUND AND UNDERGROUND UTILITIES, PUBLIC SEWERS AND DRAINAGEWAYS.
