The subject project has been reviewed. We offer the following comments:

Final Plat:

1. Include the "Printed Name and Signature" lines associated with the "Dedication".
2. Provide the Basis of Bearing description as required by D.S. 2-03.6.5.C.
3. Add the "There will be no further division …" General Note as required by D.S. 2-03.6.2.H.
4. Add the "Any relocation, modification, etc., of existing utilities…" General Note as required by D.S. 2-03.6.2.I.
5. Remove the SVT's from the Final Plat. There is no need to show them.
6. It is not clear what SVC and SVL stand for. Explain.
7. It appears that the Public Water Easement encroaches on the proposed lots. Verify if that causes a conflict with the proposed buildings.
8. The proposed Common Areas labels do not match the labels shown in the Title Block. Revise.
9. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3.
10. The underground ground retention basins should be given a different common area label and the basin outlines should be shown in a surveyable manner (D.S. 2-03.6.4.I.). Additionally, detention/retention areas should be specified on the plat.
11. Submit a recent Title Report.
12. The solid circle symbol is shown in the Legend as "set rebar". Yet on sheet 3, it is labeled as "found" (refer to South ¼ corner of Section 32 and the next point, about 74.78' north of it).

CC & R's

1. Provide an index for the CC & R's.
2. Drainage facilities including detention/retention basin maintenance is not specifically addressed. Revise the document accordingly. This Office recommends including the maintenance checklist in the CC & R's to allow the owners' association access to it and to facilitate their maintenance responsibility.

Assurances:

1. The project name should match exactly the name in Final Plat Title Block including the common area descriptions (i.e. on the original Third Party Trust agreement and the Amendment".
2. Exhibit "A" should describe the project exactly as it is shown in Final Plat Title Block.
3. Exhibit "B" should include the correct S04-XXXX number.
4. Check to see if there is a "Special Warranty Deed" document that should be included in the Assurances.
5. Include a recent Title Report with the Assurances documents.
6. The Amendment should include Exhibit "A".

Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


A private Sewer Service Agreement for the proposed number of lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
