RECEIVED: Tentative Plat and Drainage Report on July 6, 2004

The subject project has been reviewed. The Drainage Report is generally acceptable for Tentative Plat purposes, however comments 4 and 5 from our response letter dated May 20, 2004 have not been addressed satisfactorily. The following two comments have to be properly addressed with the Grading Plan submittal:

1. The proposed western detention basin appears to be very close to lot #15. Determine the basin setback line based on the Soils Report recommendations and verify that the basin location is appropriate.
2. The detention/retention basin bottoms must be graded to provide positive drainage to prevent nuisance ponding. Bleed pipes are acceptable for retention basin discharge as long as they do not drain directly onto a street and they do not cause drainage problems downstream. Bleed pipes can not be smaller than 6" in order to facilitate maintenance, however, drainage can be controlled at the pipe entrance by a cap with a hole that has less than a 6" diameter.

The Tentative Plat is acceptable and it is hereby recommended for approval pertaining to Engineering and Floodplain. Please be advised that additional information may be required on the Grading Plan

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


We have sent to your office under separate a Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents. Once the three originals of the Agreement have been signed by the Owner of Record, and notarized, they must be returned to Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the development plan / tentative plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the development plan / tentative plat.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
