Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is March 10, 2005. 2. All subdivision improvements and lots must be located outside the future right-of-way. Common Areas A and B and lot 8 are located in the future right-of-way area. In addition, the future curb is incorrectly located ten (10) feet in front of the future right-of-way line. Engineering does not recommend approval at this time. The Drainage Report was reviewed for Tentative Plat purposes only. TENTATIVE PLAT COMMENTS: 1) Revise the future right-of-way to account for intesection widening at Sixth Avenue and Drexel Road. The width of the Drexel Road right of way from the centerline of Sixth Avenue and continuing 300 feet along Drexel should be 130 feet. Starting at 300 feet from the centerline the edge of the right-of-way should taper to the ultimate width of 100 feet. 2) Revise the Tentative Plat to show dedication of the future right-of-way. Show that all required amenities such as the drainage basin, access road, and lot lines will be located outside of the future right-of-way area. 3) Revise the Landscape Plan and Drainage Report as necessary to agree with the revise Tentative Plat.
