1. It appears that Trash Enclosure #7 has been eliminated. Clarify the reason and revise as necessary.
2. Explain why the storm drain crossing the north driveway onto Houghton Road has been eliminated and how this affects the approved drainage scheme in that area. Please be advised that, based on the response to this comment, the approved drainage report may need to be revised.
3. Several watersheds appear to have been changed, yet the "Developed Conditions Peak Discharge" table has not been revised. Revise as necessary.
4. It appears that the landscape plan needs to be revised.

Prepare a detailed response that explains the revisions that were made and references the exact location on the Tentative Plat and/or the drainage report, where the revisions were made.

The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

Revise the street frontage setback notes on sheet 7 of 13. The setback is required as a result of the SCZ and not the MS&R. In addition, the east subdivision permiter is noted incorrectly as a MS&R setback. Revise and label the correct setback based on one and one-half (1½) times the building height.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


SHEET 2. Add the following General Note

MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWER TO ITS POINT OF CONNECTION TO THE PUBLIC SEWER IS THE RESPONSIBILITY OF THE PROPERTY OWNER.

A private Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve this project.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
