We offer the following comments: Drainage Report: The Drainage Report is acceptable for Tentative Plat purposes. The following information should be provided in a revised drainage report with the Grading Plan submittal. 1. Address erosion control requirements at the proposed detention basin inlets, outlets and low flow pipes. Provide the design calculations for the erosion control structures and show their locations, material and sizes on the drainage exhibits. 2. Show on the Grading Plan the erosion control structure at detention basin A2 bleed pipe outlet, within the proposed landscape area outside the 30' natural buffer area. 3. Size in the revised Drainage Report and show on the Grading Plan the required sidewalk/walkways scuppers to accommodate the 10-year flows including to roof drainage. Tentative Plat/Development Plan: The Tentative Plat/Development Plan is acceptable and it is recommended for approval pertaining to Engineering and Floodplain. Please be advised of the following: 1. Add a general note to the Final Plat which addresses the proposed cross access easements and references the dedication information in the CC & R's. |

Acceptable plants include but are not limited to: Larrea tridentata – Creosote Baileya multiradiata – Desert Marigold Penstemon parryi – Parry’s Penstemon Yucca elata – Soaptree Yucca Calliandra eriophylla – Fairy Duster Psilostrophe cooperi – Paperflower Any of the plants used in the Houghton Greenway landscaping between Poorman Rd and Bilby Rd. are acceptable. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is March 3, 2005. 2. Tentative Plat may not be approved prior to SCZ review and approval. 3. Awaiting Traffic Engineering approval for previous comment regarding number of curb cuts. Previous comment: Since this project is being developed as a "mixed use development", the project must comply with the criteria listed under the definition for "mixed use" under LUC Sec. 6.2.13. The number of curb cuts is limited to two (2) or less, unless a greater number is approved by the City Traffic Engineer or designee. Written approval shall be submitted indicating the proposed number of curb cuts for this project is acceptable.
