The subject project has been reviewed and it can not be recommended for approval at this time. We offer the following comments (Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made):

Final Plat:

1. The reviewer has not received a copy of the subject project assurances to verify that a "Beneficiary" Block is not needed on the Final Plat. Verify that a "Beneficiary" Block is not needed for this project (D.S. 2-03.6.3.C.).
2. According to the Title Report, the Easement recorded in Docket 2703, Page 223 is an electrical easement; not a gas easement as shown on the Plat below the words "Valencia Road". Ensure that the information in the Title Report and on the Final Plat match.
3. Easements #6 & #7, as Described in the Title Report, do not appear to be depicted on the Final Plat. It is difficult to determine that the easements do not affect the subject property without showing them. It is assumed that since the easements are included in the Title Report, they affect the project.
4. Provide the other documents and specify where in the CC & R's access arrangements are established. If the access arrangements have not been established as described, cross access easement between Lot 1 and the rest of the development is required (D.S. 2-03.6.4.K.).
5. The basis of bearing has been shown, but it appears that the subject development tie to the basis of bearing has not been shown. Verify compliance with the requirements of D.S. 2-03.6.5.A. & C.
6. Are there any measured distances and bearings between monuments in this development? Indicate which ones are measured as required by (D.S. 2-03.6.5.C.5).
7. Submit a copy of the Assurances package.

CC & R's

The CC & R's are acceptable pertaining to Engineering and Floodplain. We recommend including a copy of the "Drainage Structures Check List" as an exhibit to the CC & R's to help facilitate the Home Owner Association's maintenance responsibility.

The Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal of the final plat as received by us on September 22, 2006.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval to Construct) may need to be obtained from the Pima County Department of Environmental Quality.
