In the section, provide wash depth of flow, elevations of drainage outlet inverts, dimension between trail and any pipes, and widths of wash trails, maintenance or other easements, etc. 20) DS Sec.2-03.3.1.J: Add rezoning conditions 19 and 24 on sheet 2 as approved by Mayor & Council for case C9-99-25. 21) DS Sec.3-01.3.3.C: Depict on planview on sheets 4 and 5, wheelchair ramps at street intersections. 22) DS Sec.10-01.4.3.1: Depict on planview the security barriers (acceptable fencing, vegetation, or, combination of vegetation and structural materials) that will be provided for each basin. 23) Tucson Code (TC) Section 29-15: Delineate the allocated W.A.S.H. Ordinance 50-foot Study Area as well as the Resource Area on plan view for Tentative Plat sheets 4 and 5. 24) DS Sec.2.4.K&10-02.14.2.6: Provide a soils report regarding suitability and feasibility of the project; the report should discuss existing geotechnical conditions, and proposed recommendations for foundations and pavement design. Also include recommendations for slope grades and minimum distances from foundations. The report shall have minimum setbacks for basins from structures. Infiltration test results will be required to be submitted. The geotechnical report shall specifically address all criteria listed in this section. See last sentence of this section for items 6 (c) & (d) regarding hydro-collapsing soils and 30-foot test boring for basin design. Infiltration rates shall meet Water Harvesting and Detention / Retention criteria per DS Sec.10-01.III.3.5.1.3.a. 25) DS Sec.2-03.2.4.L.4: Clarify "TYPICAL LOT DRAINAGE" detail A on sheet 2: a) Assure that the detail complies with recommendations of soils report. b) Clarify how distances for minimum setbacks provide appropriate area for drainage swales, mechanical equipment, A/C units, slope setbacks for screen walls, slope run-outs, and general access. c) Provide in detail the general / typical high point elevation or grade break locations as it relates to the finished pad elevation, as well as minimum flow grades around building pads. 26) DS Sec.2-03.2.4.L.7: Revise lot drainage for lots 36 through 48 to reflect compliance with Rezoning Condition 8. Ordinance Report, it was stated that the culvert Alvernon box culverts are in need of maintenance. It is advisable to notify Pima County for maintenance, if Earp Wash is in need of attention. 34) DS Sec.2-03.2.4.M: Determine setback from 100-year Floodplain Limits based on rezoning condition 1d. Provide section in Drainage Report discussing compliance with Rezoning Condition 1.d. 35) DS Sec.10-02.L.2.3.1.5.B: Provide discussion and explain assumptions for hydraulic grade line computation in report. 36) DS Sec. 10-02.L.2.3.1.5.E: Discuss assumptions and results for hydraulic calculations for determining 100-year Floodplain Limits. W.A.S.H. ORDINANCE REPORT: 40) Tucson Code (TC) Section 29-15(b)(1): Address the following comments for W.A.S.H. Ordinance compliance: a) Per this section, provide complete discussions in the W.A.S.H. Ordinance Report regarding any effects on hydrology and hydraulics to the 50-foot Study Area due to the elements as outlined in section 29-15(b)(1) a through i. In order to easily review the report each of these sections a through i can be addressed separately by section letter. b) Clarify delineation of the Resource Area on sheet W1 in the W.A.S.H. Ordinance Report, and delineate the Resource Area on sheet 1 of the W.A.S.H. Ordinance Report Exhibit. c) TC Sec.29-16(b)(1): In W.A.S.H. Ordinance Report provide discussion of proposed mitigation conforming to this section of code for the disturbance of the resource area. d) Per TC Sec.29-16(b)(1)b, explain whether this project needs to go in front of Mayor and Council for approval of concrete outlet structures from drainageway near lot 22 and basins in W.A.S.H. wash. Otherwise, provide alternative designs for these outlets to prevent erosion. 41) DS Sec.10-02.1.5.1 & TC Sec.29-15(b)(1)c: It was stated in the W.A.S.H. Ordinance Report that the required access for maintenance has been provided. All drainageways, whether or not they are maintained by the City of Tucson, require unobstructed access / maintenance easements (16 to 20 feet wide) to the drainage channels and basins. 42) DS Sec.2-03.2.2.C.3: Determine and state which lots are impacted by the W.A.S.H. ordinance. LANDSCAPE PLAN COMMENTS: 43) DS Sec.3-01.5.1: Address the following Landscape Plan comments: a) Show the sight visibility triangle on sheet L5; b) Provide notation on Landscape Plan for restriction of existing or proposed structures within 30" to 72" in height within the sight visibility triangles; c) Sheet L6 shows mesquites and acacia proposed within SVT's. Clarify. d) Re-label sheet L6; e) On sheets L2 and L5, assure that no proposed plants are blocking or placed on access ramps for basins; f) Lots 1, 20, 49 show a wall within the sight visibility triangles. Revise wall location. 44) Provide jogs in wall per Rezoning Condition 12. The next submittal should include a sealed and signed Tentative Plat, revised W.A.S.H. / Drainage Report, revised Landscape Plans, soils report, Pima County wash maintenance acceptance document, Arizona Department of Water Resources certification letter, and should address all the above items.
