Report, Letter of Understanding For Earp Wash Detention Basin and Desert Point Estates (Letter of Understanding), and revised SWPPP. Engineering has reviewed the revised grading plan, Tentative Plat, and SWPPP and does not recommend approval of the grading plan or Tentative Plat revisions at this time. The following items need to be addressed: GRADING PLAN COMMENTS: 1) DS Sec.11-01.4.1.C.3: Provide a detail for the transition between the 16-foot scupper located at the end of Big Game Place and the proposed 10-foot spillway into the basin. 2) DS Sec.11-01.4.1.C.4: Revise Detail A on Sheet 4a to call out the correct Water Surface Elevation (WSEL) that is shown in the submitted drainage report. 3) Provide a signed copy of the Letter of Understanding with signatures from Pima County Regional Flood Control District, City of Tucson Department of Transportation, and Sierra Pacific Homes, along with Exhibits A, B, C, and D that are called out in paragraph 8 of the Recitals Section. Revise the Tentative Plat and Final Plat to reflect the loss of property and/or revised property lines. TENTATIVE PLAT COMMENTS: 4) DS Sec.11-01.4.1.C.4: Revise Detail A on Sheet 4a of 5 on the Tentative Plat to call out the correct WSEL that is shown in the submitted drainage report. Also provide the property line on the detail. 5) Paragraph 4 in the Letter of Understanding under the recital paragraph states that Common Area "C" (Detention Basin 1) and Common Area "B" (Channels 1 and 2) are to be dedicated to Pima County. A revised Final Plat will be required with recordation documentation showing the dedication and that the lot lines of the original Final Plat have changed. 6) Revise the Title Block on Sheet 1 of the Tentative Plat to reflect the 20-foot wide sewer easement that falls within Common Area "A". STORMWATER POLLUTION PREVENTION PLAN: The SWPPP does not meet the minimum requirements of the AzPDES Construction General Permit (CGP). Revise the SWPPP according to the following comment: 7) CGP Part IV.C.3.c: Identify on the SWPPP, Sheet 2a of 3, the temporary erosion control measures that are required at the weir outlet structure and low flow pipe within Detention Basin #3. 8) CGP Part IV.C.3.c: Identify on the SWPPP, Sheet 2a of 3, the temporary erosion control measures that are required at the upstream end of the scupper location at the end of Big Game Place. GENERAL COMMENTS: A revised Final Plat will be required after the dedication of property from Desert Point Estates to Pima County. The revised Final Plat must reflect the new lot lines and property boundaries. Contact CDRC for further processing questions. Please provide a revised grading plan, Tentative Plat, signed Letter of Understanding, W.A.S.H. Report and SWPPP. The revised grading plan, Tentative Plat, signed Letter of Understanding W.A.S.H.
