The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


A revised public Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

SUMMARY: The Final Plat has been reviewed by Development Services Department Engineering Division. We do not recommend approval of the Final Plat at this time.

1. As previously commented: Council has directed us to require separate common area designations for retention/detention basins. The basin area, labeled as Common Areas "C-4" "Recreation Area" on the Final Plat, needs clarification. In the Title Block, the common area descriptions and the basin area need to be differentiated; label the basin area as "RETENTION / DETENTION BASIN".
Mayor and Council have directed us to require the following note on tentative plats and plats which have existing easements containing underground utilities such as the natural gas pipeline through this proposed subdivision: "An existing, underground natural gas pipeline is located within a 30'
wide utility easement through this subdivision."

Tucson Electric Power Company (TEP) has reviewed the final plat dated
December 22, 2004. TEP is unable to approve the plat at this time.

In order for this Company to approve the final plat, the following will be
required.

* Add Public Utility Easement to the easements between Lots 95 & 96,
the easement to lots 93 & 94, and the easement between 44 & 45.
* A 10' x 10' easement is required for the transformers located and
splitting Lots 75/76 & 79/80.

Show all requested easements on the resubmittal of the final plat. Submit
two bluelines to the City of Tucson for TEP's final approval.
