SUMMARY: The Final Plat has been reviewed by Development Services Department Engineering Division. We do not recommend approval of the Final Plat at this time.

1. DS Sec.2-03.6.4.I: The drainage report describes common area "C-4" as a detention basin. Show retention/detention areas in a surveyable and readily retraceable manner. The 100-year ponding limits of the basins shall be labeled with surveyable data. Council has directed us to require separate common area designations for retention/detention basins. The basin area, labeled as Common Areas "C-4" "Recreation Area" on the Final Plat, needs clarification. In the Title Block, the common area descriptions and the basin area need to be differentiated; label the basin area as "RETENTION / DETENTION BASIN".
2. The CC&R's shall describe retention/detention basin maintenance. Revise the CC&R's to clarify drainage and basin maintenance per DS Sections 10-02.14.3.2 & 3.
3. DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved.
a) Provide copy of sample Warranty Deed.
b) Provide a copy of the original Trust and a current title report.
c) DS Sec.2-03.6.5.B: Assure that any and all easements listed in the forthcoming title report are labeled on the plat.
d) For this and future projects, please provide two 8½" by 11" location map sheets for assurance submittals that go to Mayor & Council.
e) Assure that the descriptions of the common areas on the plat and in the descriptions in the Final Plat title block match the CC&R's descriptions of the subdivision common areas and the descriptions in the assurance paperwork.
