Tucson Electric Power Company (TEP) has no objection to the City of Tucson tentative plat submitted for review dated April 19, 2004.

The preliminary point where TEP will serve this project is from the existing facilities along 21st Street and 24th Street proceeding through the interior of the subdivision. As you are aware, there are existing electrical facilities within the boundaries of this subdivision. All relocation costs will be billable to the developer.

TEP will provide a preliminary electrical design on the Approved Tentative Plat within fifteen (15) working days upon receipt of the plat. Additional plans necessary for preparation of the design are: building plans including water, electrical, paving and driveway placements.

of this development on the operation of I-10 and 22nd St., as of this
submittal we have not received any information. ADOT has plans to rebuild
the structure in the interchange in the near future with no modifications to
the off ramp. ADOT would like to have a document on file stating the
development will have no adverse affects on the traffic on I-10 mainline or
backups on the ramp. The City needs to address this issue because the level
of service will diminish on 22nd St. with the impact of this development.

RESUBMITTAL REQUIRED: Tentative Plat.

The Tentative Plat (TP) has been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed.

Tentative Plat:

1. As proposed, lots 63 and 95-105 are in violation of the differential grading requirements of the grading ordinance. (Section 13 of the grading ordinance) All of the requirements including neighborhood notification of the section 13 must be met before the Tentative Plat can be approved. The requirements are:
1) Written justification based on engineering/technical reasons.
2) Written permission of the Director of the Development Services Center (DSC) or his/her assignee.
3) Notification of the property owner(s) adjacent to the fill site (with copies to the Council Office and the Director of DSC) prior to the approval of a grading plan. Said notification shall include reference to this ordinance, the justification presented as the basis for the excess fill, the approval letter from DSC, and the name, address, & phone number of the owner/developer and the engineer of record. This notification shall occur early in the development process.
4) Preparation of a mitigation plan (i.e. additional setbacks, terracing, enhanced buffering/landscaping, etc.) acceptable to a simple majority of the notified property owners. The acceptability of the mitigation plan by the notified property owner(s) must be documented and made a part of the approved grading plan and permit.
If the owner/developer and the notified property owner(s) cannot reach consensus on a mitigation plan within 15 working days of receipt of the mitigation plan by the notified property owners, the Director of DSC shall review the issues and information and then render a final decision.

2. Provide a letter from the operator of the gas line granting permission to use their easement for other utility structures.
3. Lots 2, 4, 5, 6, 15, 16, 25, 26, 28, 31, 32, 35, 37, 38, 41, 42, 73, 74 77, 78, 81, and 82 do not have the required street frontage for solid waste pick-up. Provide for adequate collection facilities and solid waste vehicle access. (DS 6-01.2.1.B.2)


A Floodplain Use Permit and Stormwater Pollution Prevention Plan will be required when the Grading Permit is issued.
Submit a revised Tentative Plat. Include a detailed response letter, detailing how each comment has been addressed.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use:


SHEET 2. Provide a 35 foot return radius for the public sewer easement as outlined within PC/COT Standard Detail WWM 109.

SHEET 1. Add a general note that reads

“THE LANDSCAPING WITHIN COMMON AREA B-2 AND ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.”

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
