SUBJECT: Tres Pueblos, Lots 1-595 & Common Areas A1-A4, B1-B7 & C1
Final Plat – 3rd Submittal
S04-003

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

A public Sewer Service Agreement for the proposed number of residential lots was sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

If you have any questions regarding the above mentioned comments, please contact me. Sincerely,

SUBJECT: Tres Pueblos Lots 1-595 Tentative Plat Revision
REVIEWER: Doug Williams
DATE: 24 March 2005
CDRC #: S04-003
T15S, R14E, Sec. 8

Resubmittals Required: Revised Drainage Report, a new Watercourse, Amenities, Safety and Habitat (W.A.S.H.) report, and a Revised Tentative Plat.

SUMMARY:

1. The proposed revisions to, and additions of retention/detention basin outlet weirs for basins 1-3, and the corresponding outfall channels within the Watercourse Amenities Safety and Habitat (W.A.S.H.) Study Area present significant revisions to drainage conditions in this portion of the site. These proposed revisions must be fully discussed/addressed in a revised drainage report and a new W.A.S.H. report. W.A.S.H. report submittal procedures have recently changed, and the new submittal procedures apply to all submittals for proposed development within all W.A.S.H. Study Areas. Please contact Zoning Review Supervisor, Patricia Gehlen at 791-5100 ext. 1179 for W.A.S.H. submittal procedure requirements.

Resubmittal will require a revised drainage report, and revised Tentative Plat addressing the items discussed above.
If you have any questions, I can be reached at 791-5550, extension 1189 or Doug.williams@tucson.az.gov.
