A meeting is required to assure approval for next submittal. SUMMARY: Engineering Division has reviewed the Final Plat Mylars and subdivision assurance package, and it appears the Mylars have been submitted too early. Development Standard 2-03.7.1.G specifies that the final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Please address the following concerns: Final Plat: 1. Please submit revised Mylars with a complete assurance package addressing all of the items listed below. 2. The radial bearing must be legible at the Silverbell Road frontage (DS 2-03.6.5 A) 3. All easements described in the Title Report are not depicted on the Plat with recording information, or are not fully identified (DS 2-03.6.4 A). Please revise/address the following items: a) schedule B, item 7 (Docket 5096, Page 101) describes a fence and boundary line easement not found on the plat; b) schedule B, item 8 (Docket 5577, Page 193) describes a 15' ingress/egress and utilities easement. Labeling provided on the plat (s/w corner of subdivision) must include the word "utilities" in its description/identification; c) schedule B, item 9 (Docket 7667, Page 550) describes an ingress/egress easement. Clarify whether this is a blanket easement that should be included as a General Note, or shall be shown on plan view; 4. Please indicate which point was used or accepted for the west boundary distance to the northwest corner points - please provide crow's feet for the distance 1321.16 feet. 5. Address the following CC&R items: a) please add exhibit B (Basin Maintenance checklist) to the CC&R's, as shown in prior submittals; b) Please add the CDRC case # on the cover sheet (S03-033). Assurances: 1. Assure that the descriptions of the common areas of the Final Plat title block match the CC&R's descriptions of the subdivision common areas and the descriptions in all assurance paperwork. Specifically, item 1 on the cover sheet of the Amendment to Trust, and item A under the "Recitals" paragraph in the Agreement to Construct Subdivision Improvements (both signed/dated dated 29 December 2004), do not match the plat Title Block verbatim. Please assure sheet numbering is accurate for each document prior to resubmittal. Please be aware that the City's legal office may reject the assurance paperwork if the verbiage does not match exactly the verbiage on the Final Plat's Title Block. 2. Please add the CDRC case # (S03-033) to the cover sheets of the Amendment to Trust and the Agreement to Construct 3. Provide "Exhibit A" (a complete parcel description) with the Amendment to Trust, the Agreement to Construct., and the Trust Agreement. 4. Please provide a complete copy of the original trust agreement with all applicable exhibits. Clarify whether another trust, other than Trust # 18074-T is needed in the resubmittal. 5. If there are any revisions to the Title Report, please provide a revised/updated report, current within 90 days of recordation of the Plat with the resubmittal.
