We conditionally recommend approval of the Final Plat at this time. A complete, corrected assurances package must be submitted with the Mylars. Revise the Plat so that the Retention/Detention Basins are assigned their own common area designation. The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A, the original agreement to construct with exhibit B, a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet. Revise the Amendment to Trust and the Agreement to Construct to match the Final Plat title block. Remove the name of the proposed private street from the list of assurable items. Revise the CC&Rs to include the requirements of Development Standard 10-02 (Standards Manual for Drainage Design and Floodplain Management in Tucson, Arizona) Section 14.3.2.
