SUMMARY: The Final Plat has been reviewed by Development Services Department Engineering Division. We conditionally recommend approval of the Final Plat at this time. A complete, corrected assurances package must be submitted with the Mylars.

Revise the Plat so that the Retention/Detention Basins are assigned their own common area designation.

The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A, the original agreement to construct with exhibit B, a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet.
Revise the Amendment to Trust and the Agreement to Construct to match the Final Plat title block.
Remove the name of the proposed private street from the list of assurable items.

Revise the CC&Rs to include the requirements of Development Standard 10-02 (Standards Manual for Drainage Design and Floodplain Management in Tucson, Arizona) Section 14.3.2.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


1. The three signed and notarized Sewer Service Agreements for this project have been received by this office.

2. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat, as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
