RECEIVED: Tentative Plat (Block Plat) and Drainage Report addendum on May 21, 2004

The subject submittal has been reviewed. There are few remaining issues that will be taken care of in the Sycamore Park (S04-047) project review. The Drainage Report is acceptable and the Tentative Plat is recommended for approval pertaining to drainage and floodplain.
06/03/2004 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Submit landscape plans for the initial phase of development. Native plant mitigation, path locations, revegetation for basins and compliance with dust control provisions is to be included on the landscape plans for the block plat. DS 2-03.3.1.C


2) Show the natural landscape and public access easement required as a condition of rezoning on the block plat.. C9-03-01 #33

3) Retention basins are to landscaped per DS 10-01.1. Include planting plans for the proposed basins on the landscape plans required for devlopment related to the block plat.

4) Per condition of rezoning case C9-03-01 "Existing mature vegetation along the perimeter of basins shall be preserved".
Revise the native plant preservation plan to comply, show all preserved plants on the landscape plans required for the block plat.

5) The location of the spine road cannot be approved until it is determined if the required path can be located within the 100 year floodplain of the Airport Wash Tributary without a variance to the ERZ regulations. C9-03-01

6) The proposed project is subject to review for overlay zone requirements, the Environmental Resource Zone (ERZ) applies, a separate application is required for that special review. ERZ review is submitted to the Zoning Review Section at DSD. Refer to DS 2-13.0 for submittal requirements.
