A preliminary electrical design to determine our easement requirements has not been completed at this time. Please submit the following plans: building plans including water, electrical, paving and driveway placements. These plans are necessary for the completion of the preliminary electrical design.

The subject project has been reviewed. We offer the following comments:

1. It is not clear why this Final Plat covers only 215 lots of the original 379 lots. It also appears that Common areas "B" and "F" are not included in this submittal. Clarify.
2. Label the proposed Common Areas as to their proposed use (i.e. Common Area "A" (Drainage Facilities), Common Area "B" (Recreation Facilities) etc.). Multiple use can also be shown (i.e. Common Area "A" (Drainage/Recreation Facilities) etc.). Revise the plat and the Title Block accordingly.
3. The total miles number is missing.
4. Add the BENEFICIARY block on the first sheet (D.S. 2-03.6.3.C).
5. Show the detention/retention areas (within the common areas) in a surveyable and readily retraceable manner (D.S.2-03.6.4.I). Showing the survey information of the common areas within which there are detention/retention basins does not suffice.
6. Show the limits of the 100-year floodprone areas in a surveyable and readily retraceable manner as required by (D.S.2-03.6.4.F).
7. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3.
8. Submit with the revised Final Plat the Assurances package (for all proposed improvements with this Plat, i.e. Sycamore Park Boulevard, drainage improvements, etc) for review.
9. It appears that the areas of lot 165 and the common areas west of lot 165 are incorrect. Revise and check the areas of the rest of the lots and common areas.
10. Show the "Drainage and Detention Easement" downstream the proposed channel in Common Area "C", in the vicinity of lots 147- 151 (sheet 7 of 7) and provide the recordation information.
11. Show all the right of way widths on sheet 5 of 10.
12. The Sewerline Easement recordation number overlaps the words "Phase Two" on sheet 2 of 7. Correct.
13. Submit a copy of the CC & R's. Please be advised that the CC & R's should specifically address the maintenance of the drainage facilities. The CC & R's should include a paragraph, which addresses the maintenance of the drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the detention/retention basin maintenance list, keeping records, and repair decisions, etc). This Office also recommends including the Detention/Retention maintenance checklist in the CC & R's to allow the Home Owners Association access to it and facilitate their maintenance responsibilities.

Prepare a detailed response that explains the revisions that were made and references the exact location in the CC & R's and on the Final Plat where the revisions were made.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Sheet 1: Revise the 1st sentence of the second paragraph to read:

PRIVATE STREETS, DRAINAGEWAYS AND COMMON AREAS SHOWN ON THIS PLAT ARE RESERVED FOR THE PRIVATE USE AND CONVENIENCE OF ALL OWNERS OF PROPERTY WITHIN THIS SUBDIVISION, AND ARE GRANTED AS EASEMENTS TO PIMA COUNTY, THE CITY OF TUCSON, AND ALL UTILITY COMPANIES FOR THE PURPOSE OF ACCESS, INSTALLATION, MAINTENANCE AND IMPROVEMENTS OF ABOVEGROUND AND UNDERGROUND UTILITIES, PUBLIC SEWERS AND DRAINAGES.

We have sent to your office under separate cover three originals of a Sewer Service Agreement for the proposed number of residential lots. Once the three originals of the Agreement have been signed by the Owner of Record, and notarized, they must be returned to this office in order to satisfy the necessary requirements needed to approve the final plat.

We would ordinarily allow the required revision to be shown on the Mylars, but this office doesn't see the Mylars of City of Tucson projects. Therefore, we will require a revised set of bluelines, showing the necessary revision. Please submit the signed and notarized Sewer Service Agreements with the revised bluelines to the COT CDRC for transmittal to this office. No wastewater review fees will be charged for reviewing the required set of revised bluelines. This office will expedite the review of these materials.
