6. It is difficult to determine from the plat if the three named streets are public or private. If the three named streets are private as indicated by general note C, label them as common area "B" and show the connection between these and the smaller interior drives which are labeled C.A. "B". If these are dedicated public street revise general note C to so indicate. If these are private streets add "Private streets,…." to the beginning of the third paragraph of the dedication and to the last sentence of same third paragraph of the dedication per DS2-03.B.2.c. DS 2-03.6.4.C

7. Complete the beneficiary block as required by DS 2-03.6.3.C. DS 2-03.6.3.C

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use:


SHEET 1. The trust number in the Dedication does not match the trust number in the Acknowledgement. Please verify which is the correct trust number and revise accordingly. Upon completion of this task, a Sewer Service Agreement will be prepared for this project and sent to your office for notary signature.

You may e-mail the correct trust number to Dickie.Fernandez@dsd.pima.gov.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

SUMMARY: The Final Plat has been reviewed by Development Services Department Engineering Division. We do not recommend approval of the Final Plat at this time. The following comments must be addressed before the Final Plat can be approved.

Final Plat Comments:
1. DS Sec.2-03.6.5 Provide closure calculations for the subdivision.
2. DS 2-03.6.4.F Show the limits of the floodprone areas in a surveyable and readily retraceable manner.
3. DS Sec.2-03.6.4.I: Show retention/detention areas in a surveyable and readily retraceable manner. The 100-year ponding limits of the basins shall be labeled with surveyable data. The basin areas, labeled as Common Areas "A" "DRAINAGE" on the Final Plat, need clarification. In the Title Block, the common area descriptions and the basin area need to be differentiated; label the basin areas exclusively as "RETENTION / DETENTION BASIN" and label the other areas (such as channels) as "DRAINAGE".
4. Include the subdivision case number (S03-027) on each sheet next to the title block.
5. Correct the spelling in the second to the last line of the Use and Access Easement description. Change "intenet" to "intent."
6. DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Address the following for other portions of the assurance package:
a. Provide a copy of the Trust Agreement.
b. Provide AMENDMENT TO TRUST / THIRD PARTY TRUST.
c. Provide AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST.
d. Provide copy of Warranty Deed.
e. DS Sec.2-03.8.1.D: Provide a copy of an updated Title Report (current within thirty days).
f. For this and future projects, please provide two 8½" by 11" location map sheets for assurance submittals that go to Mayor & Council.
g. If the descriptions of the common areas are changed on the Final Plat title block (due to above comments), the CC&R's descriptions of the subdivision common areas need to match the Final Plat title block descriptions.

x 6' easement at each pedestal location.
* Delete the word FOR from the second paragraph of the Dedication, to
read as: ....THE PURPOSES OF ACCESS, INSTALLATION AND MAINTENANCE OF
